1 Rai of land How much is it worth ?

What is the average price for 1 Rai of land in and around Udon? In particular, this piece of land would be in the village about 50KM outside of Udon. There is already a paved street in the front of the land. Water and electric are also available. What is the average price ?

A wild guess. First its 50k outside of Udon, or in the middle of nowhere, so after you build, it will be harder to sell, for there are few that care to live so far out.

Then you have to think about if it needs fill and how much is needed. Good fill is not cheap.

So my guess would be 350,000 per rai if no fill is required and 250,000 per rai, if fill is needed to bring it above paved road. A fair price is always in the eyes of the beholder.

I would think it would be a good idea to see what any houses in that area are going for, that would be of equal to your plans. Remembering that yours will cost more to build, for material prices keep going up. Sometime I think that inflation is running around 7% here.

There's an area of land which has been parcelled up in one rai plots in Kutchap, about 2 kms outside Kutchap, so around 25-30kms from Udon, needs fill if you want to build on it. Going price 180,000 bht per rai.

Mostly land outside Udonthani is owerpaid by farangs...i should not pay more then 50 K for one rai if the status is ricefield and must be fill up before it can be biuld on it and to fill up 50, 75 cm has a cost around 75 K per rai. Accelly can by land very sheep .........around 10 to 25 K per rai, thats what i should pay.....not one bath more and i talk from experience and we have more then 50 rai so i know the true vallue!

BUT.....KNOW I AM TALKING ABOUT LAND OUSIDE.......NOT THE MAISTREET IN NONG WAY ORE WHERE PRICES DRIVEN UP CRAZY........BY FARANG!

Udon Thani is not the center of the Universe.

If you drive 50 km north of Udon, you will be very close to Nong Khai city center. I guarantee you will not find a rai there for less than 500,000. Similarly, there are other semi-large towns within that radius that will not sell land as cheaply as no-kidding rice fields.

The question is akin to asking, "how long is a piece of string."
There is no pat answer. It depends on many variables.

How much is it worth. Well in my experience whatever the buyer will pay for it . Let me give my experience here in Nong Wau Sor. I bought 2 rai in 2002, paying 280,000 per rai . I raised the land on one rai cost 100k and built my house . The other rai I sold 4 years later for 500k to a farang, thereby covering the original cost almost of my plot . Now earlier this year a 1/2 rai sold for 500k, bought by a Thai . These are all adjoining and located on a side road about 500 meters from the main road .Within 5 minutes walk are the post office, police station and both Amphur and Tessa Bahn. Another 5 minutes away are junior and secondary schools .So the best position in the village which is 40 kms from town which is accessed by a new , soon to be completed, four lane highway .Out the back of my property the owner has just sold 8 rai to the local council to build a new hospital for 5 million baht .So which is the true valuation? As I said, however much the purchaser wants to pay .

Yes....you got a point her! The lands value is what the purchaser wants to pay, i know the prices in the area you are talking about but......if you only strech the area a bit......you can by god land for 50 K per rai......and that can be intresting for presumtive landbuyers to!Many farang likes to build there house on a landplot whit god privacy to a god price. That is possible if they take some time , get knowledge about the area and make there own opinion about what they are willing to pay.

The deed the land is under also makes a big difference.
Chanote-deeded land is always more expensive than N.K.S.-3 deeded land.
The former has been surveyed and is plotted by concrete markers. The latter is a bit fuzzier and is sometimes land not intended to be sold (gifted to a farmer by the government). I've seen Thais do crazy things with their land. They often use it as collateral to pay off debts (gambling, truck payments) when they can't bear the thought of life without that gold necklace.

Hi.. We have got a quotation for 1 rai in Non Wai and the price I saw first was crazy high (in my mind) but when I read this it seems like the prices are very high
This land to build on is very close to city centre

If you guys would guess.. What was the number I got?

Well the local land office is using 700k as a valuation for land tax purpose per rai on a made up road. So less than this you are getting a bargain. More maybe some one wants a commission down the line .

_I assumed he meant center of Nong Wai not Udon, but out of curiosity I asked in Udon land office and was given a land tax figure of between 1 million and four depending on exact location for one lang wah. Multiply by four for a rai .

Talk about high price, trubrit. There is (think a rai maybe rai+) about across from Big Cycle on Ring Road with frontage and I was told 10 million asking price.

Guess you are right that its not Udon Center, I saw "city centre" and the only city I could think of around here is Udon.
