I am looking to buy a house here, does anyone know of this estate or anyone who lives there that can give me some info

It is just past the Romien estate that I am living in Nick. There are certainly a number of posters who live there.....
From my opinion.......the lowest value house are VERY small & probably not worth the money. The larger houses are a reasonable size but unsure if they are worth the price now being asked. Everyone should consider that 'economic forces' have reduced house prices globally - except in Udon !!!! :(
That being said it IS a nice estate & if you are getting the right place, at the right price well worth looking at!!!

Agree with Bob,

The lowest priced new houses at Lake Garden City are similar to the ones at PK-5 which is better located on Ring Road just a few hundred meters West of Big C. Three Bedroom two bath with a car port cover at PK-5 is advertised for 1.39 million Baht. These houses are about 100 sq meters size on small plots of land about 60 sq Wah of land.

The larger houses at Lake Garden City at 1.9 to 2.1 million Baht are a bit high priced for that size house on about 80 sq Wah of land.

Of course most new houses sold below 2 million baht are sold without any improvements, no water tanks, no water pumps, no air conditioners, no hot water heaters, no outside tile, etc. So you need to budget to add these improvements to make the house live-able.

To get a better picture of the overall market and prices consider to look at some resales which offer many improvements already made by the previous owners. You may want to visit the three main real estate companies here in Udon Thani, FBI, Udon Home Sales, and Udon Property. All advertise on Udon Map.

I live in Lake Garden City Nick, but I'm renting so I can't give you any info regarding price for buying. All I can tell you is that it is a very nice community and we like it here. The people are very friendly but not overly intrusive. It is quiet, unless you are looking at the house for sale across the street from us (neighbors have dogs that bark and howl 24/7). :evil: The quality of construction seems high, (and I am a former construction engineer and have built a few houses). The common areas are very well kept. We've never used the pool but walking by it always seems well utilized. Occasionally guys with brooms will sweep the street, I assume they work for the developer, so that may end once the estate is sold out. Ditto for the guards at the gate, who don't really guard anything, just smile and salute when you drive in.

What else. Utilities are fairly reliable, occasional outages of water and electricity but they've never lasted very long. There are a few falangs around but I haven't met many as I tend to keep to myself. The only down side is that the road leading into the development floods regularly in the rainy season. Never enough to close it completely, but it is annoying. It looks to me like the drains just need to be cleaned out, but that never seems to happen.

We have a place in Baan San Sa Ran.

Our place is the three bedrooomed bungalow, built to quite a high standard.
However you will need grills on the windows and doors and a couple of AC units for the bedrooms that you will be using, so take the extras you will have to spend into account on top of the price.
Two reception rooms and a small kitchen with a corner unit with sink and cupboard, granite top. Lots of scope to improve the kitchen to European specs.
We have two bathrooms fitted out with American Standard sanitary ware. There is a plate in the shower cubicle that has been wired for a power shower.
Cotto tiles in the bathrooms, and throughout the house. Locks on all the doors, with OTTO door furniture.
Painted inside and out with hardwearing TOA 7 in 1 paint.
Water tank and pump included in the price. We bought when they had a promotion.

A decent sized car port with power sockets.
Lockable gate and dustbin box, and landscaped front garden.


There is a clubhouse and swimming pool, aerobics in the evening.

Take a look around first to get a feel of the place.
We looked at a few places before choosing Lake garden City.

It is not actually on the map.
Y15 is Ban Rom Yen 3 - it is to the right on down that road about 1.5 KMs - into Kitchens & Wardrobes... :D

Would it be possible to put Lake Garden City on the "Map"?

Next to the text that says Bam Rom Yen 3.

Phase C has a few new houses that are now occupied, looks like a higher spec than the Phase B bungalows.
White window frames, and a bigger roof over the car port.
The gatehouse now has CCTV cameras installed.
The estate has only now had the landline telephone service (TOT) cabled in. We got our line/number put in last week.
A very long time in coming.

Does anyone know the name of the new estate near Nom Prajak and Good Everything? We were informed it is Charada but that is not correct. Thanks.
