You can't sell something that's not yours.

I've seen bars listed for sale only to learn the (sometimes million baht) price tag doesn't include the bar.
What's actually for sale are the tables, chairs, glasses and fridge. Very misleading. The rent for the building is usually buried somewhere down the page below revealing pics of the moneymakers and phone numbers.

I did enquire further on this business from the agent as I had an interest but it is not viable at the price asked. Building only rented on renewable three year lease (oh and price increase every renewal) Going 9 months. All you are buying some freezers display cases and the right to a name that has been going 9 months

Most farang places of business are rented due to issues of ownership and of course a landlord will go for the best deal he/she can get, plus you can always move premises. However, pienmash has explained that there is more depth to the business than a shop a few freezers and that there are solid reasons for why he wants to go back to the septic isle. I'd contact him direct as it might be worth your while and it wouldn't hurt now would it.

Yes, quite true, and I have no idea how they can make money whilst paying all that rent. And another thing, as soon as the landlord sees a profitable business he will increase the rent or snatch it back to give it a go for himself.

Buy the place. Then give it to your wife when you get divorced.

Sorry to hear about your familys probs ,,,,, I can assure you I have made no comment either way about your store ,,,,, infact this is the first I have heard about your impending sale . I hope it continues in other hands for when I retire to Udon ,infact my wife has mentioned the name many times to me in the recent past.

just a couple of points brought up in this thread id like to clarify , firstly the lease agreement on the chern chim premises is a rolling 3+3 year with a 10% rent increase after each block of 3 years , secondly the retail side of the business - foot traffic thru the shop relates to approx 50% of total income the rest being made up of outside factors such as the airport , T.N.S supermarket , Jindha supermarket in B Dung , and the numerous bars and restauranys CC supplied in and around Udon and KKaen add in the factor of the sole supplier status for the imported items and other products....with massive scope to build further on the both the shop and outside trade i will do all i can to assist the new owner(s) to move forward the last thing i want is to see CC go down hill ............ so the sale does include far more than a few freezers etcetc - i welcome any enquiries.

Ref , the landlord - i can only say that since i met the landlord (via a friend)and agreed all the details she has been nothing but excellent i couldnt imagine her hood winking the business as 99% of all the Thai visitors to CC are unaware as to what bisto , branston a cumberland fatboy is and my suppliers wouldnt and couldnt conduct business this way.This business certainly requires being operated by "a farang" or a couple ie: byfrnd/gfrnd , hubby and wife team - tho i wish to stress Paul and I are not a couple !!

I recently had a meeting with the landlord to inform her of the sale shes just happy the premises are being kept clean and the rent is being paid her only question was if the premises would remain the same (as she didnt want it to turn into a bar or knocking shop) novel idea !!
