Cost of buiding a house

Get advice on hotels, guest houses, rentals and house sales in Udon Thani.

Well it seems the house will be finished today, the workers were fixing bahtroom stuff yesterday and correcting some paintwork and cleaning.

Total price for western style bungalow (electricity in the walls grounded and RCBO, western kitchen with granite finishing, outside tiling, curtains, 1 airco, marble walls tiled bathroom) 148 sqm including car port and terrace is 1,650,000. I used a local builder, did not want to go shopping for materials.
Built time less than 5 months.

The nice thing is whatever extra work I asked, it was all done withouth paying extra (insulation foil under the roof tiles, Stay Cool mats above the ceilings etc). Yesterday I saw they were building a "house" for the water pump.

I asked an other contractor to build a fence and perimeter wall, he started yesterday also. Price is 400 baht/meter for work, including cementing inner wall, I will buy materials. The house builder was too expensive (he asked 1800 running meter all inclusive, waw)

So about 11,150 per sqm. (Includes appliances / fixtures / lights / everything for kitchen and baths (tub) :?: )

So at that price mine should be around 2.5m :x

Another old figure, built jan-apr 2001, baht around 41/42 :D , main house built. 2004/2005 aug-apr enclosure wall and additions/garage/carport built. wall in front, 3 meters, the rest 2 meters. more materials in wall and additions than original house. on one rai (128,000 baht), located 11 kms sw of ring/KK rd intersection, 2 kms outside of village of ban tad (wat pa ban tad)

Total price, inc land, shy of 1 million baht, does NOT include wife's commission (thieving bitch). also includes 4 ac's (13-16-18-24000 btu), water pump and all accessories, no landscaping, stone path around perimeter of wall. semi western kitchen, no stove, countertops, small storage, gas burners, 2 frigs (lg, sm). rolled insulation on ceiling tiles, half inexpensive ceiling tiles, half dry wall/gypsum board. inexpensve tile floor main, med exp tile floor additions. nothing majorly expensive. house in/outside painted twice. wall not painted, just many coats of primer (4 maybe). single story ranch type.

ttl sq foot/meters under roof, 90% enclosed, doesn't not include porch or carport. square ft/mtrs 2160F/200M

So what do you pay per sqm?
Contract price was 1250k for 148 sqm or 8445 pere sqm with standard fixtures (tiles 150b/sqm etc)

Think that Bobhelm paid 900k, but his builder will not repeat that at such a price.

Will not know til finished. Doing mine a step at a time, usually get three quotes for a step. Tile price should be around 100 baht sqm for baths and 60 baht per sqm other rooms (I buy material). Just had one bath done. My electrician usually tells me what the going price should be for the work. Then I get to find someone to do it for around that price. Anyways, its all in Quickens, think around the one million mark now.

Look at 2nd hand Houses for Sale. it will Work out Best new is Hard to put a price on i wanted to spend 2.000.000 now i am up to 2.700.000
Here Prices are High For kitchens and wood. Everything nice cost Buck imports are High.
