Le Cellini Update

I had the opportunity to view the completed model home along with another near completion which belongs to a friend of mine. Both homes appear to be well built and nicely decorated inside with high quality materials. I did note the lack of a grounded electrical system in the model home which I am absolutely opposed to especially here in Thailand. Unfortunately I did not take notice of the electrical outlets in my friends home which is nearing completion. My friend purased a slightly larger lot which allows more "breathing room" between the homes. That and the fact that his house is on a corner allows for more spacious living. The grounds throughout the estate appear very nice and the nearly completed Club House and swimming pool certainly add to the estate as they appear attractively designed. Celini may not be for everybody but for some it is worthwhile.

My friend who wishes to remain nameless asked me to pass along the following:

I am one of at least three foreigners who bought at Le Cellini. As of end August, eight houses were sold of the eleven being built. Just over half the “cost” is for the house itself. Much of the other half is for a city location plus the quality infrastructure costs that include wide landscaped roads, underground electric lines, and nice clubhouse with pool, all to be shared by 26 home-owners. Le Cellini may not be for everyone, though to me it was worth paying double the price of Chonrada’s largest house. The developer’s big bet in infrastructure predicts there will be more buyers like me, farang and Thai. For those who have actually visited Le Cellini lately, how does the location, quality and overall environment compare to other housing estates in Udon? I’d really like to know

COMPARE HOUSING PROJECTS
This forum should be about Udon housing projects, though most of the discussion is how to become an electrician. So a few questions....

What are the top 3-5 housing projects in Udon Thani, their price ranges, and how do they compare in quality and value and location?

Are there any projects in Udon besides Le Cellini, now or in planning, for nice homes ranging from say 6-8 or even 10 million baht?

Why doesn't a big outfit such as Land & Houses (Bangkok) make a project in Udon, since they are successful in several other provinces around the country. How big is the market in Udon for this level of buyer? What estimated :shock: actual number - or percent - of farangs in Udon would be financially qualified to buy this level?

The big name home retailers like Index, Home Pro, Home Mart, ST Mall etc seem to be betting on rising living standards in Udon, in this case meaning home decoration/home building. Is this really happening? Are these retailers thriving?

Have not been in a few weeks, but last time they were empty, which is great for me for I hate crowds. Even Global House seems to be a little more quiet these days.

LE CELLINI, HAPPY BEYOND EXPECTATIONS

Last week we moved into our new house in Le Cellini.

We took a leap of faith and bought off plan in October 2007 months before even the showhouse was complete. Buying early allowed us a choice land plot and also to make changes to the interior layout to suit our lifestyle. We are 100% pleased with our finished house and the entire project, it is better than expected and was worth the wait.

I am a farang having already lived in Thailand 15 years in nice homes in Bangkok and Phuket. Our move to Udon Thani actually meant an upgrade in our standard of living, Le Cellini houses and overall atmosphere are that nice. There were far fewer headaches buying here, and with less defects needing rectification after completion (which is normal for any new house) than in the last two homes we built in Phuket with two of the top developers on the island. And I am assured by Le Cellini the electricity is grounded, which was a concern by writers on this form.

Le Cellini developers have not sacrificed quality for profit, rather it seems the other way around as they endowed the home interiors and even gardens with more than promised. The quality difference equates to true value.

For those with the means and desire to own a high end home in Udon, I recommend looking at the remaining corner plots in Le Cellini phase two. Seeing is believing.

If you are interested in reading a technical how-to book explaining how to wire a house, Fuzzy Ken has two such manuals for sale that you could brouse or buy.

Below is another forum link to housing projects.

This includes photos of the actual show house at Le Cellini, worth a look. Several homes now occupied with the first eleven houses nearing completion, beginning to feel like a real neighborhood. Security appears and acts professional. Three level Clubhouse is nicely finished with high end fitness equipment. Phase two should have 15 more units including a few corner plots giving the feeling of more space.

SITTAROM PROJECT on ring road near Big C
This substantial new project is well under way on the ring road midway between the Kohn Kaen highway and the road to Nonghan/Big C, they say they are an experienced Bangkok developer.

The largest show house "AA style" has 243 square meters usable area (probably close to 200 square meters inside) for 3.7 million baht. The room dimensions, finishing and style surprisingly nice for the price. They will have a common park with clubhouse and pool.

Udon Map should sell them some advertising!

New Housing Projects Near Global House

On the road out from the ring road near Global House and toward the new Rajapat University campus, are several new housing projects that seem to have potential. Looks like a nice area. The one I visited has a small clubhouse with pool and already has a few houses up. They also offer 2 storey townhouses at the front with a contemporary design for 1.7 MB for an end unit with extra land at the side, would make a nice environment for a small restaurant or coffee shop. Once the campus opens (which is when?) the road will become more travelled and teachers and staff will be looking for accomodation.

I think a big consideration for buying in a development project is the security and grounds maintenance upon completion!

I do not have any personal experience!But I have heard several complaints ,over the years,from others about these problems and I have seen some developments grossly deteriate in short time in the years I have been in Thailand!

Pools , rec centers,street lighting and paved roads seem to be the main concerns.Some say that after completion,the city takes over responsibility and the grounds deteriate!

here's a common trick that some housing developers in thailand like to
use and you should be aware of if considering a home on a new housing
project. - The attractive entrance to the estate with gaurds quaters and the
nice wall with a polished stainless steel "housing project II" sign and maybe
even a water feature, nice paving stones all to give you that feel good feeling
about your residence - it will all be demolished by the developers once the last
property on the project has been sold to make way for a parade of shop houses. \:D/

Am pleased this Housing Projects subject is getting some input, though would like to see more specific information about actual housing estates, if there is any. When I first starting scouting property in Udon ten years ago, a local farang friend took me to see some estates, and once I went with FBI to a rather dumpy estate, and that is all I ever knew except for driving around on my own and found very little additional, except for Chonrada and Le Cellini in more recent years.

To Marmite, no I am not entirely convinced of full grounding since my computer is giving some buzz as I type this reply.

Regarding "Pools , rec centers,street lighting and paved roads" deteriorating after a while, so true as I have seen all over Thailand - except where owners pay the premium to keep it nice.

Please come to visit Le Cellini and see the completed estate and give your honest comments, how does it compare to the others in Udon? We just prepaid one year maintenance fee of 36,000 baht for security, street lights, gardener of common area, clubhouse and pool maintanence. Le Cellini has tight security and visitors can NOT simply smile and drive past the guard (so far...), the street is brightly lit all night until after 6 a.m.. While it is too soon to say how things will look in a few years, like anywhere, if each owner is willing to pay the agreed annual maintenance, this should help keep a nice upscale environment. Since we have a couple meters of green landscaped common area between the pavement and each house's fence, this makes for a nice ambience I have not seen in any other Udon housing project.

Le Cellini indeed is now building six shophouse units at the front for 6 MB each, though with a very premium design, and I do hope a deli opens up along with other nice businesses. The shophouse owners will have clubhouse privileges and will pay their share. The shophouses will add privacy since we are on a busy inner city road.

I visit Chonrada and Tanadorn from time to time and must say the Tanadorn new pool and clubhouse looks nice from the street, they built this probably more than 10 years after first launching their estate. Chonrada facilities look simple but nice enough for the value price of the houses.

What other nice estates are there, what prices, etc?
