When comparing land prices between town and country many factors must be taken into account. For example, the price of town land has been quoted on here at 2mill per rai, which,technically is about right but in reality most available land is no bigger than a quarter or half rai, so sells for 500,000 and 1 mill respectively, however if you were to find a whole one rai plot available in town, because of its rarity, would command a price upward from 4 mill . In the majority of instances, town land would already be raised above flood level, have made up road approach, and all services would be readily available, electric ,telephone etc, and of course for forumites ADSL should be easy to connect.
On the other hand however ,outside town it would normally be farm land, which means plot size is not important, so should be available at the stated price of 300,000bht per rai, the lower figure 100,000bht would normally apply to land with a green Garuda on the land documents, which indicates it was land gifted by the govt to farmer occupiers, but is designated agriculture land only and also has a number of years restriction on its resale.Now having purchased farm land, it will in most instances been used for rice growing which means it is very low and prone to flooding, so it has to be elevated, normally by at least a metre, the cost of this for each rai would be , in my experience , and this was 4 years ago,130,000bht. Calculated by 3 tipper loads for 1,000bht and 400 loads delivered.In addition, unless you want your precious soil eroding away into the neighbouring fields you will need a retaining wall, which for one rai will be 160mtrs long, cost 100,00bht. So you will see your land cost before you start construction will be nearer 600,00bht, double the purchase price.
The comparison between town and country doesn't end there though. Unless you are very lucky the approach roads will be purely dust tracks, if the're not , the original land price will be higher, you will have to buy from the electricity authority, the required number of concrete posts, at 3,000bht each, to bring the supply to your property.Your chances of getting ADSL are very slim.
The actual building costs as Wickder said, can be, for the very basic, 1mill, and upwards the sky is the limit, depending on your tastes and the size of your pocket,. remember though, the bigger the plot, the more expensive will be the ancillaries, decorative walling, gates and garden layout.
