I would say at least 18 months but more like 2years before people are living at this place

Went in by to see how it was progressing, buildings well on now and one up to 12th floor, scheduled 100% complete by December, I had a little laugh at this but she said Lumpini has a reputation to hold and it will be completed
For the few units left I asked about prices, my unit has went up 80,000 since I signed to buy
Should have no trouble renting it out 8,000/month to the Philippine community when ASEAN opens up

Opening Party on 25th Oct

Seems Lumpini are what they say they are and do the right thing building on time

Was a bit unsure when buying this..now I guess it was a good idea

I may or may not rent it out will wait and see

With Asian Next year, philipinos and all other members of Asian countries still need visa, just like now, to be in LOS

What are your monthly maintenance costs. If you do not rent it you must still pay the maintenance costs every month. You have to cover these costs in the rent so 8,000 baht per month looks a bad investment. The book price has gone up 80,000 baht but try selling in in reality. There are lots of Condos available for sale in Udon

not sure probably around 1,000baht month for maintenance...

no issue..i will kit it out nice, ask for 10,000-12,000 depending on my mood and contract term.if it rents great if no well then i have a place to hang when in Udon..win win for me..Great Investment after seeing the pics yesterday.. :-)

there will be a lot off condos for rent there - they speaking about 5-6000 per month for the small plus about 1000 baht for using pool and gym ect. and cleaning the floor - plus water and electric


and if you want to buy one for these crazy high price, than they has a lot for sale

but the place looking ok, but should have cost 20.000 m2 and not 60.000 m2

20,000 m2 where in Thailand can you buy this? knowhere, maybe 20years ago in Jomtien

I paid 50,000 m2 to me its a steal....to others its expensive...

If it costs me 20,000 / year to keep running and no one in it then i have 20nights in a nice place that i would of paid on a hotel so its win win for me, my bed, my sheets, my kitchen, pool, gym etc..when i think about it to have that in a hotel it would be 1,500/night

its 85% sold..i guess all the investors are idiots

Cant comment on Lumpini condo but delivered to Sky land condo in the town center today ,, very nice , impressive lay out and being a nosey buggar had a mooch around ,,units are small but perfect for a single person or couple no kids.

Used? You can get it in Rayong, but the maintenance upkeep is definitely an issue. On the beach too ;)
You can find 2nd hand condos in Khon Khan for that price. From what I see, most new condos in Thailand look old within a few years anyway.

thinkofliving.com website has plenty of info on Lumpini place =D> ,pictures showing outside areas with minimal parking spots for owners though :-k and the map info below of 2 ways to get to the Condos :-k Hopefully they have sat down with city planners about how the extra traffic will be manageable.Can see some difficulties returning to Lumpini from Centara and if wanting to turn right by the access road,no way by the railway line,more likely loads of u turners at the area where you turn to Mc Donalds.
The presentation pictures of how the condos will look inside look far better than Skyland IMO 8)

To be so central i think its a good investment i got a good deal and there was no dual pricing and the pay up plan was great..i will probably just keep it as a place to stay when i'm udon, who knows over the years i may rent it out but kinda looking forward to a getaway now and again to Udon, pick up some supplies and shopping...

I was getting some gasoline this morning and a pretty young lady approached me as I was winding the window down.
I said "Kao ha,songloi krap" but was surprised when she thrust a leaflet into my hand.
"Velly nice condo Udon" she said.....I looked at the leaflet and its a place called "aspire" just off Phosi road near the Vietnamese (VT) restaurant.....looks as if it will be very nice when finished and a decent enough location.....prices start from 1.59m baht.
The builder,apthai,has built condos in Sukhumvit Bangkok and Pattaya.

Anyway she might have been pretty,but was hopeless at filling the tank so I had to wait for some hairy youth to take care of the gasoline. ;)

But looks a nice enough place for the sophisticated expat ??
Just when I thought our chance had passed,you go and save the best for last.

Got a chance to look around last week, cant beleive they have completed these so quick...my unit is small on 14th floor, good view of the city center, will do the transfer in the new year...all in all happy with the investment, anyone who buys the 3 bedroom at the pool side for 7.2million would be crazy thou... :-)

When are these units due to start being ready for completion / moving in?
..I'm guessing there will be some selling of the deposits going on before completion?

Am interested in purchasing a condo so please keep us updated 'Sakhonnick' with the progress.

People start to move in on the 12th of this month

I like the development its finished off pretty good and for what I paid off plan im happy with the investment

I will rent it out hopefully, I have interested friends already who want it

The rooms are small and the ceilings are low, ideal for a single person or a holiday place

You should go round and have a look

What's the monthly condo fee? Are electric meters in each condo owners name and you pay the bill yourself to PEA or are they in the developer's name and you pay them each month. Water paid for?

Good questions. Depending on the answers could be deal killer for me.
