If someone does not meet the legal requirements of the visa renewal it will not be renewed. Plain & simple.
The owner will need to leave Thailand by the date that the visa he is trying to renew expires.
There are other long term visas available. Education & Business spring to mind, but these are not exactly easy option visas to obtain either!! If he doesn't want to border hop then I think his options are limited to looking at other countries to retire to..

Another option, if he can, is to come up with or borrow 400K bt and extend his visa using the annual income requirement. The money has to to be deposited in a local bank 2 months prior to applying for the extension.

Don't forget that the officer doing the processing may ask for additional information at his discretion!

So you're expected to trouble your neighbour to the extent of dragging them off to Immigration and sit there for 2/3hrs, for the entire process, who would do that, and I don't mean the neighbour, I mean I couldn't even have the cheek to trouble someone in this way. It's a joke!! I'll stick to my annual trip home for a holiday and pick up the Multi 'O' at same time. One other thing to note, the reason they ask for the home address and map is - at random they pay you a visit "to check you live together" if your renewal is around xmas, don't be surprised if they refuse to leave without a bottle of Johnny Walker in hand, it was the norm in Pats. at any time of year.

This whole thread is seriously screwed up by unclear or wrong terms, starting already in the first post, claiming 'extension' but talking about initial application.

FB, please clarify if this (your) list is really valid for extension, or if extension is then a more simpler process. Thank you.

If you go back a few post you will find that WBU has validated the information that FB posted. He personally visited with Immigration on Monday to ask about the requirements needed for his 1st extension based on a Non-Immigrant "O" visa (marriage).

Up to you but one is only required, went recently for my 4th extension based on marriage and this time was requested the extra info, having called into the office a month ago to ask.First officer at the desk went through all my paperwork and then placed it on the big bosses desk who then interviewed our friend, then the application had to go to a third officer,I believe the Under Boss who then signed off the application.Strange the underboss did not do the interview then the big boss signs it off but then this is Udon immigration for you.
What annoys me is that they confirmed that when my renewal is due next year, that I have to do the same again, witness, photos, map, what a waste of time, surely the first time you ever have to do this, confirms everything.
And am sure they did call around the other day to my house to check my Thai written map was accurate.

Techland, extension is exactly how it is termed and is also correct, simply you enter on a non'O' (which you must have in order to apply for the Non'O' marriage visa) so then with your 3 month visa you then extend it to a 1yr. All the content is listed correctly, however I do find the goal posts are always changing, this neighbour (witness) is a new one on me.

One thing nobody has talked about yet, if you have never applied for the 1yr extension, make sure your spouse registers you at immigration using TM30, it is suppose to be done within 24hrs of arriving in Thailand, but a way around it is say you've been staying down south and throw a hotel name at them (don't use local cos they will check) and don't do it same day as applying for extension, how can you have a witness if you ain't been staying at the marital home??

"don't be surprised if they refuse to leave without a bottle of Johnny Walker in hand"

We've been here 13+ years. Have never heard of anyone in Udon being asked for anything other than what's required. I've heard of a few folks bringing fruit baskets and other goodies to hopefully sweeten the process. When Immigration was in Udon way back when (pre-1996), it was common procedure to walk in with a bottle of something to expedite the process.
I'd suggest keeping the liquor to yourself and just have your paperwork in order.

I did say it was the norm. in Pattaya, and that was only the ones who were unlucky enough to be randomly selected for a home visit. So my question is how many MV apps actually get home visits in Udon? and therein may lie the reason nobody is asked for a bottle of whiskey. But they don't ask for a map to come round and see that 1. your map is good or 2. your home exists (the blue book does that). The idea of the map is so they can call to check on you, come into your home and snoop around and generally make you feel uncomfortable about their presence, if Udon hasn't started doing home visits yet, it's obviously on the cards, or what is the map for???
