NYJ House Builders

Hello

Anybody used NYJ to build a house? Ive had some expert plans drawn up by them but they charge 15,000m2 they have told me this is Grade 1 and because i want the house build in Sakhon Nakorn.

Also does anybody know what land is worth in the city and just outside in Udon? Ive been looking at land in Sakhon Nakorn in the city and outskirts on the main highway frontage and its around 1.2million/rai but u head inland and can be bought for as little as 100,000/rai whats your views on these prices?

I know a housebuilder who built quality houses in Udon. The average price is 10000-12000BAHT per m2.

Also I know land for sale near Global House Udon. 3 rai recently sold to farangs and still 1 rai left.
They start soon to built their houses.

Price is 800000 BAHT for 1 rai. When you lease the land the price is 600000BAHT.

Don't forget that the price per m2 for non-living areas, ie patios, covered parking etc, should be cheaper.
I agree with Harmony, 10-12K per m2 for living areas.

OK thanks, also got quote 3500 m2 for outside wall on the pics they look good but also this seems a little expensive, ive built 2 homes in Pattaya before so i do have some kind of experiance

Also 1.3million/rai on main road frontage 7KLM from center of Sakhon seems expensive what u think?

To me it seems expensive but I don't know what the premium is for main road frontage.

I remember reading a few months back, that someone posted not being happy with NYJ. Might try a search to see what comes up.

For average land prices, go to the local land ofice, they will tell you.

Wow i cant believe 3 of the 4 rai of land near global has eventually sold,

Thats if it is the same place as i think, (behind the cement factory) its been up for sale for around 6 years at 800,000. If your friend has not actually paid the money yet, have a look at the cement dust issues from the factory. Thats why we didnt buy there.

And yes i agree land prices of about 1.2 million are steap 6k outside the city main road frontage or not.
