From your post, it looks like you don't have any respect for your neighbor

agree, out in the 'field' is more peaceful, housing estates where you are all on top of one another seem to be trouble some at times, remember looking around new build estates and it feels nice, all shiny and new ,no dogs,no banging no shouting very clean and peaceful.....then when returning 12 months later to see whats going on...and its wtf..!! dogs, rubbish, small businesses running from home, mini-marts popped up in the front gardens , hair salons too...lucky i wasn't interested in buying on the first visit.. Remember though T.I.T... lol.
Maybe thats why the Celini-Dion project is a high rent place...might keep out the riff-raff.

Those are the potential horrors of contract / lease agreements. If I ever sign
one of those things here I want a clause saying it's invalidated if the residence
becomes untenable due to excessive noise from unruly neighbors.

We have lived in four different rental houses in 22 months of our present stay in Udon. Been in last one at PK5 for 8 months, a record. Noise here? Constant construction projects that never seem to end at seven houses within irritating earshot. One doctor/owner has a carpenter building cabinets as a small business in his yard during daytime when owner's away, of course. Frequent parties in the neighborhood but usually only last until midnight although party from hell occurred one night a week ago with huge speakers and karaoke machine blasting away. We did get a few blissful, quiet days during Songkran when all of the contractors and neighbors were off someplace, howling at the moon.

The worst was at House #2. Thai owner behind us had SEVEN freaking dogs, the yappy poodle kind. Those dogs hated me. One would do a five foot verical leap to see what we were up to or eating. Owners both worked so conveniently left their animals out in the yard to entertain the neighbors all day and night long. Heard a couple of those dogs have had litters so I pity the fool who now rents that place. We had a Thai family next to us at this house who liked to party until the wee hours with the obligatory karaoke machine/amplifiers. It wouldn't have been so bad if only they could carry a tune a bit. The caterwauling sounded like a cat in heat!

The house next to a rice paddy idea is starting to sound better by the day. :D

Or...you could try and sublet it out for say 50% off what you've paid?
Something is better than nothing. :D
Maybe you can just give it to the "Dream Team". If you can find them.

Seriously though Morti, I feel for you. I have been in similar situations. Chalk it up to another lesson learned in TIT 101.
I guess the lesson is, before you move into a new place, tell the potential landlord, you will pay for one week and check out the noise level.
However, that still is no guarantee, that somewhere down the line, new neighbors will move in and they will be noisy.

Also Morti, music such as the Stones, really doesn't bother Thais. Try playing some old American style country & western music, stuff like Hank Williams, most don't like it. If that doesn't work, give em some opera, especially something really heavy like Wagner.

These are the reasons I like where I live although I would prefer a larger place!Deadend soi with 8 TH's and 2 houses.Nice Chinese family in one house and all older falangs in all the Townhouses,no drunks or big partys.Everyone goes to bed early and gets up early.Couple of teenagers w/m/bikes live in the last house at the end of the soi and go up and down the soi noisily 2-3 times a month, but not enough for us to warrant putting in speed bumps.Dogs from blocks away start barking around 7 am ,but it doesn't interfere with our life because we are always up and about by then!2 of the TH's are rented by falangs that are hardly ever there, they just keep them for when they come to NK.I have never met them in the 4+ years I have lived here!I sleep with all my windows open and I am hardly ever disturbed from my sleep by noise! It is so quiet,I can here the neighbors locking and unlocking their gates! :D

Most all the falangs I know living elsewhere around NK,complain about noise, dogs, music, traffic, parties etc. etc.

I cranked up some American Indian Pow Wow music at House #2 when the noise level during their party was making the dogs behind us howl but it didn't faze the party animals a bit. They were so drunk they thought it was their own music they were listening to and trying to sing along with.

Yeah, mortiboy, not much you're going to be able to do with that one year lease except put up with it and make some road trips to quieter places like Pattaya and Bangkok. We have been staying in places where 3 or 6 month leases were the norm. I like the idea of a one week trial in a rental but suppose everybody would be on their best behavior during that time with my luck.

About 4 months ago I had a chat to my neighbour. He told me he was fed up living in his house and was selling up as it had become too noisy in the neighbourhood.

I told him I thought there were fewer dogs about than 6 months ago and I thought it was a bit quieter. I wished him all the best and went on my way.

It was only later that it occurred to me that the only difference in the neighbourhood over the past 8 months was that I had turned up!!!.
