I bought some land around Nong Han (I am filling the rice paddy with sand right now) and am looking for a house builder in that area. Not easy to find fone, but found a builder who built several houses (for farangs mosltly) visited 2 of them, look they did a good job, but cost is around 10k square meter for bungalow type, 14k for 2 floors. Pre-selected a 130 sqm bungalow. 1.3 million still seems somewhat steep to me.

I recal at Thai Visa they say min 5k/sqm, when you take care yourself of everything, and I don't want to go that road, rathet have it build "key on door"

I don't know if it would be a good idea to look around Udon town for a builder. Comments welcome.

Rick farang, can I ask you how much per sqm you paid for your house in First Home I think?

cost for a small 3 bed bungalow 2 bathrooms 1 with bath 1 with shower 1 kitchen no western units on foundations not piles will be around 450.000 to 500.000 :wink:
single brick wall construction rendered steel roof heavy duty tiles
that is the Thai price for the falang 850.000
there are guys in udon thani who have paid 5 million for a 3 million baht house :shock:

G/F BROTHER IN LAW JUST FINISHED HIS HOUSE ,took 3 months total to build to the day . two bedroom ,large bedrooms /up and downstairs . total cost was below 750,000 tbh . The team that built it where a great bunch but Thai brother in law took time of work for 3 months and supervised the whole operation . He has apparently in the past supervised some big builds ie 200 houses so he thought it was pretty easy. Watching it happen was for mme pretty amazing. Sticks for scaffolding ?? Finished house I have to say Is I think beautifull . Judge for yourselfes ... Oh yes price also included landscaping garden whish is still being finished.

My g/f has a two bedroom bungalow built by another Thai Builder who has buit I think now 4 houses for the family it cost 500,000 tbh 4 years ago .

I have no idea what companys charge but this is what it can be done for all though I imagine that if you dont know what you are doing and know the builders then it could well be a a bit of a farce.Image

Maybe I should start a new string but anyone have input on land costs presently? Was offered a parcel of 4 rai (.4 acres) for 800,000 baht or 200,000 baht per rai for land beyond the ring road, between First Homes area and the village of Nongsai. Main drawback is a dirt road leading to the property but the area is fast developing so a matter of time before a paved road appears. :?:

Thanks for the information.
Question: have you just contracted a builder and buy all the materials yourselves whilst supervising the building progress?

And to AJ, nice house jour brother in law built, is this far from Udon and possible to visit?
I was told a two storey house would be more expensive to build, but at the price you mention it seems fair.

No, I do nothing except stand and stare in amazment.
I contracted someone to design the house and manage the total project for me (I am a lazy sod at the best of times :D ). I agreed a total price to finish (800K) with him and he hires & pays the labour (it varies from day to day depending on what is being done) and buys the materials. I have input into the materials he buys on things like roof tiles, floor tiles & internal fixings, but if I want anything out of the ordinary then I will have to pay the difference between that and a 'standard' model. The price didn't include certain extras (water pump, water tank & air con) but does include bathroom fittings, for example. I have added on an outside area at the back of the house that will be covered by the main building roof (if you see what I mean) and agreed a price with him of 80K for that. He is also building in 2 'cabinets' (for lack of a better description from me) to take things like TV etc. in the living room, which I am paying 10K each for.
Hope that helps. I have a mass of photos of the roject as it is progreessing but nothing yet that would 'sell' my builder to anyone else as it is only just starting to look like a house. In about a week the roof will be on so I may post some pics then..

hI THERE THANALOI house is on the Banloud road which is aabout five mins drive away fro the city centre. I think my brother in Law bought all the materials and then paid the crew a weekly wage. What I can say is that out of the money I mentioned they also furnished the house and are currently and scaping ther garden . Obviously that price did not include the land which was a present from mum and dad . Having taken three months off work to buildhouse then son in law is currently working like a slave to start repaying bank loan so Im not sure at the momenrt when he is likely to be there. So when I catch him will ask and then post nyou a time and day to come and take a look.

Thalenoi, sorry for the delay...
The original plans he came with were for 176 SM, I made some changes (before we agreed the price) which added about 16 SM = 192 SM in total, for 800,000 baht - including the car port & front porch. After he had started work I thought that a covered outside cooking/eating area would be a good idea and agreed a 80,000 baht increase for a 20 SM area attached to the rear of the house.

Watched a house being built on the ring road, cost 5 million Baht, Farang from sweden paid local to build and supervise, could have built the same here in OZ for 500,000 baht more, he got riped off good time

A house is what you put into it. we are Building a 9 appartment house now with 7 foot walled Garden. about 1,7000.000 Land cost 1 ria 180.000 where i am Building.

Railings and Garden plants Grass add 250.000 so the 2.000.000 is about the going rate for a quality built house. within 30 min from udon

I am sorry I did not see this at the time of the original posting. I am not sure what cost per square meter is since I only know the price of my house as built, including the land. I would say that it was somewhere between 10,000 and 14,000 bath per square meter. And, after moving in, we had to spend about another 150,000 baht to make the house livable and repair the cracked walls, floors etc., and repaint the entire house and surrounding wall. The contractor helped with the repair expenses.

The house is a concrete slab on pilings.

all I will say on the subject is that labor might be cheaper here, but the price of materials is about the same world wide :!: Your cost will depend, if Thai house or Westerner house, apples and oranges :!:
