Hello,

Does anybody know anything about this guesthouse advertise on FBI? It
looks pretty good and the price is outstanding, IMHO.
Also, is the location (Nong Sim Park) convenient?

that seems to be the going price for that type of guesthouse/apartment for monthly charge. i shopped around just a while back for apartment in same type of building style and prices were from 3500-4500 a month, all had ac, hw, but you have to pay utilities, 5 baht/ per unit for electric, going rate for all places. private electric meter is 2.4 ish, rented 4.8 ish, so unless meter is in your name, you are going to pay close to 5 anyway, so that's mute and non negotiable. basically newer, check water pressure, if they provid small fridge and if furnished, or whatever, and location for your preferences. but i check about 5, all basically the same. checked top mansion, mono place, and couple others all in same area, all offerings and price were about the same. for 4000 baht, should have ac, hw, small frig and at least a bed for furnishings.

depending on your preferences and location and whether long stay or short stay and wanting to buy furnishings, you can get 1-2-3 bedroom houses from 4-8000 baht a month. but it will take some looking, maybe get one of those apartment units for a month while you take your time and look around.

In my opinion - it looks like typical student apartments. One small room, a small bathroom (toilet/shower) and a very small balcony where you can cook your mama noodles.

Personally I think its a tad on the expensive side. I know its realtively new and some rooms have a nice view, but to compare, there is a brand new block opened just off Sri Chomchuen road - near the electricity payment office and the rooms there are 2300 per month. it looks a really classy place too.

I think your description of what you saw as a 'guesthouse' is quite a way off mark.
Is it convenient ? you asked - convenient for what?
Its convenient for Nong Sim Park I guess :)

I think Nong Sim Park is a great location. Know nothing about FBI offerings, but someone has been building what TG calls a hotel. Looks to me like maybe an Inn. Last time there was about a month ago, and it was looking close to being finished. Nice building facing park / lake!

I have seen that one too - my money says its going to be more (student?) apartments.

Its most definitely the current phase of copying which the Thais seem hell bent on. Soon to be overtaken by building shop houses. They are everywhere.

We have had the Internet shops the coffee shops, the steak shops, and currently apartments and shop houses. Wonder what will be next?

That new building opposite Nong Sim Park is going to be a restaurant if it ever gets finished. They seem to be taking forever! Looks a really nice place though!

Seem to be talking about different places here. the one I was talking of is opposite the small car park at Nong Sim and is almost certainly apartments. The one I think you are referring to as a restaurant is a little further up on the left towards the new traffic lights and is predominantly white and quite an arcitectural structure?

Speaking of copying (last post) - Nong Prajak is gaining yet another lakeside restaurant and a huge wooden construction is about mid-way finished. Its only a stones throw from the current Rabian restaurant there and unfortunately the view from the new place over the lake is interupted by the public toilet block recently constructed and i noticed too that the toilets for this new restaurant are a couple of feet away from the residential house next door - which, after enjoying relative solitude for quite some time now has not only a huge restaurant next door but also the toilets to spoil their view (and no doubt 'fresh' air??). Only in Thailand huh ?

Thais do certainly like to copy what someone else has done rather than think for themselves.On the road to Phon Phisai someone had the good idea of selling bunches of large UK style bananas and now you have twenty odd stalls all selling plain bananas,no differentiation or value added.No one think,oh i'll sell water melon.Every so often a couple go bust and then three more will spring up.Down Tha Bor way you have hundreds and hundreds of sugar cane sellers,all in the same stretch of road.

There's a shop house boom on Phanang Chonprathan Road in Nong Khai as well.It does not matter that there have been a dozen or so empty shop houses for the past seven years sitting there doing nothing but depreciating.Some bright spark has thought it would be a good idea to build another thirty.Shock,horror,he's only been able to sell seven or eight.Classic Thai,with no market research of any kind.All you need to do is open your eyes and see all the existing empty shop houses.On the road to Udon,in the middle of nowhere,you suddenly see a new row of shop houses.Amazing.

Economics would suggest that all those sellers would drive the price down to a tiny margin.Just out of interest,does he make much dosh seling the cane?
