recomendation of a nice estate in Udon please

Hi all

I have visited several nice estates in Khon Kaen , the type with security and a comunial swimming pool for the residents to use ,, can anyone advise me if any places like this in Udon exist ( I am sure they do ) names and area address pls if anyone can reccomend any for us .

Got to hope that their physical security is better than their web site security!! :D :D
The physical security in most of the estates leaves a lot to be desired from what I have seen. The gate security at Chonada is a lot better than most.
If you are looking for an estate at the cheaper end of the market with a swimming pool then Lake Garden is well worth a look. The gate security is as good as non existent but the pools is quite nice. It is quite new so will "mature" into a better site than it is now, as is a bit bare!!

Hi,
Hansard, think that is the spelling, has all of these, though pool only open in summer months. Has tennis courts as well As far as I know. About one K outside ring road on the way to Kut Chap, on the left.

FYI the website address for Hansa is http://www.baanhansa.net/ Turn your speakers down though because the drum beat they have on each page load is a little annoying IMO.

I live in Lake Garden, (Ban San Sa Ran) it is gated, with 24 hour security.
Four weeks ago CCTV was fitted to the gatehouse on both entry and exit.
A nice clubhouse, with swimming pool, and you can get light refreshments.
Aerobics every evening.
The estate has a large lake landscaped with palm trees.
A childrens playground.
A shop.
Lots of shops on the road going towards the Ring Road.
Very close to all the big stores along the Ring road, and Big C just around the corner, good schools nearby.
Nong Bua lake and it's lakeside eateries, very busy with locals at lunch time.
Internet and cable TV is a phone call away, and in a few weeks we will get our landline telephone numbers from TOT, as TOT has just cabled the estate.
Phase C the last lot of bungalows that are finished and a few soi's still going up are up for sale for 3 million baht.
Rubbish is collected twice a week.
Nice neighbours near me, a school headmaster, a lawyer, and a Doctor who works at the nearby AEK hospital.
Nice and quiet.
A place like in this London would cost £750,000.

Cellini is the top end of town for estates and extremely nice, particularly stage 2 which has a reduced price , as the land is smaller.

Well worth a visit.

FYI phase two at Le Cellini mostly have same size land plots as phase one. The houses are a bit smaller, and interior materials used are just slightly less luxurious than those in phase one (flooring etc) which lowers the prices to 7.9-8.4 MB. Five houses in second phase now under construction (yea, my view will soon improve) with potential for another ten, with first "type B show house" concrete work nearly complete. Whoever buys the two corner houses will get the best plots.

Phase one has 11 bigger houses of which 8 sold so far, these were 11.9 MB+. The showhouse fully decorated and furnished is 15 MB.

Le Cellini is a "must see" development for those having a budget in the 8-12 MB range, with desire to live in town and not wanting to build on rice fields.

Having looked many years ago and saw that some estates seem to decline over the years including Sukasame and even PK's I made one or two studies. One
Security at best is rubblish
Estate fees seem to rise dependendant on the whim of the estate owners and in some cases fees are paid but delivery is non-existent.
Maintainance is at best poor if at all.
While the owners are still building no problem, after all houses are sold, then it deteriorates rapidly with the Thais opening shops and the like in the middle of a residential estate coupled with the mounting rubbish and their seemingly lack of neighbourly cleanliness makes many estates a depressing state after a few years.
Most estates I looked at which were being built 4-6 years ago, i certainly wouldn't live there at all now, even though at the time they looked good.
Personally I would build outside an estate and take care of ones own security and other details. i have lived wher I am for 7 years not one iota of problems ( touch wood) with anything and NO stupid FEES paying for something you ain't getting. Even so far as to buying an old house they normally have a larger than normal garden and although do need upgrading and refurbishment are probably worth more than a new estate house as they were bilt to last not like so many estate houses which are to my mind slung up.

Suprised to hear that KP ,,,,,,,mabe its an Udon thing I dont know ,, but I have friends in 2 different estates in Korat and I have visited them over a period of years ,watching the estates grow up and get established,, yes its true some of the bungalow fronts on some of the little ones have been shopiefied , but having said that I have found them to be quite helpfull , a bit of ironing ,, button sewing ,, nice cold tin of coke etc , but then I dont live there full time .
All I can say is my friends love living there and have never mentioned any probs ,, infact the security guy at one of the estates has been there since it was built and even remembers me ! bless him

Anyway thanks for the input , any different points of view are allways more than helpfull . In our situation I just feel as we will live there for the majority of the time Monday to Friday and at the wifes home in the village at the weekend , it would be nice to think there were a couple of close neighbours nearby to keep an eye on things .

Hi Guys,
I'm back over next week and will be looking for somewhere to rent long time (circa 10k/month), for my planned retirement.
I've booked my car hire as you lot have said before the best way is to drive around and look/ask the locals, advice I've taken onboard. My problem is that you've mentioned quite a few places by name, but as I'm not resident (yet) I'm having a lot of difficulty locating these places. Any chance that some of you with plenty time on your hands can give me some pointers where to start looking, using map ref numbers as well as place names ?
I'd rather be within striking distance of the city rather than out in a village, I'm not really the rural type.
I'll only be in UT for 2 weeks so I don't wanna waste my time driving around aimlessly in the wrong areas.
Any help on this would be much appriciated.
