New Road Udon Thani

Post by socksy » April 14, 2014, 8:45 am

For anyone unaware, there is construction of a new 4 or 6 lane highway planned to start next year. Apparently this was planned ten years ago and has been approved. Someone I know has been to the housing office and confirmed this. There has been no consultation with any residents who will be affected where the road will disect, namely Ban San Saran Village, i Village and numerous Soi's in Romyen Village. Allegedly there are meetings planned for the near future for residents to voice their dissaproval but will this be too late?

What I have heard the road will cut through Soi's 10, 11, 12 or along Soi 1 on the Ban San Saran Estate.
Loads of houses and shops will come down.

My wife got a packet in the mail, including some small, unintelligible maps, and a notice of a meeting on April 10. Unfortunately, the packet didn't arrive until late the day of the meeting, so we couldn't attend. At this point I have no idea if our land is affected or not.

They are a little small so I have tried enlarging, but that does mean a loss of sharpness.

I think it's a set-up. They wanted to open the main road in Ban San San to connect to the next village etc. but that was rejected by the village, so they dig up an old plan, so opening the main road looks more attractive that way.

I'm clueless.. "south of 22".. I live south of 22 and have no idea what you're talking about.. Ban Saran?? How about indicating on a Google Map extract exactly where you're talking about...??

New Road Udon Thani

Over the past year or two I've posted several comments about new roads in the planning stages. The photo below is one that is planned between Hwy 22 and Hwy 2 (South). There are other plans for roads between Hwy 2 (North) and Ban Leum, a second outer ring road, a massive Tungsrimeuang replacement project planned just off of Hwy 2 near Nongsamrong, a major university near Nonghai, and a short road in Nongsamrong......just a few of the many projects either in the very early stages of planning or just up for public discussion.
There's so much construction either going on or being planned for the second Rahjapat University campus, that it's just a matter of time before the Sam Prao road undergoes a major overhaul. Likewise, if (BIG if) the potash mine ever gets approved, you could see major changes in that area.
From what I can see, all the major government sponsored projects in Udon are discussed in advance and open to public feedback. Private projects (such as the many condo projects and new subdivision projects) are not generally discussed in advance.
As the people on the south ring road are finding out, road upgrades bring good news and bad......the good being a 4 lane road that will allow easy (easier) passing of slow moving trucks and hopefully a better surfaced road. The bad news, probably lots of truck traffic and an extension of the new road out to the power poles. The other bad news is, there's no telling how drainage is going to work along that new southern ring road. The engineers might nail it just right and all the water will flow away from any inhabited areas. Then again, this being thailand.........

There's some info about the planned road (Ban San Saran) at https://www.facebook.com/udon.today.news
The site includes better photos of the planned road.
Looks like a good turnout at the meeting.

Now I see! this looks like an addition to the planned bypass you pointed out some time back Parrot.. The one that was shown as a Red Line that extended from approximately the location of the Highway Patrol Station on 2 south of Udon over to (as indicated in the map) Rte 22 at Kilo 8 +900 meters and then extending again north then west (through the various earlier names housing developments) back to the Ring Road.. Frankly I don't see the point the in road expansion north of 22 and west through the housing estates to dump onto the Ring Road near the Nong Sai light. Traffic back up there is bad enough now. Putting another T intersection 200 meters before the Nong Sai light would be madness..

So has anyone spoken to lawyers about adverse possession or what ever the local government will use to grab the land ?

Will there be compensation ?? based on what ??

There has been some capital gain on property over the last few years will that be included, or will purchase price ++ CPI ??

Do quite a few deliveries in Ban San Saran and all is becoming clear and explains the many "for sale" signs that have gone up recently.

This will be interesting to follow reference how the home owners will be compensated , you raise an excellent point Wazza , the other aspect are all the changes and effects the new road will have on the area both during and after its construction .

Possibly the same people that purchased a load of useless floodplain land East of Bangkok a few years ago :-"
