UD Town thoughts

UD Town is gradually taking shape, shops are filling up and some big names yet to open. At night the place looks really smart IMO, nicely landscaped gardens, water features and lights.

I really do wonder where all the customers will come from since most of the shops are high end brand names. Are there really that many people in Udon who can afford such luxury items? I see there are the usual opticians shops (hundreds dotted about Udon already), Levis shop (Central has one), a couple of Bra and lingerie shops (hundreds also) and numerous other brand name shops. Then in the center of the shopping area are you have a beer garden selling Beer Chang only, and several Western fast food outlets.

Being an outdoor venue it will suffer during the rain season, and also in April when temperatures soar, I can't imagine locals walking around outside during the heat of the day. Therefore shop owners will do most of their trade when the sun goes down which IMO will limit their income.

So aside from all the glittery lights and pretty landscaping there's not a lot there IMO, it's pleasant to wander around in the evening but that's about it, there's nothing of interest to me personally.

What are your thoughts about the place?

If I were looking at setting up business there, rather than open the usual franchise stuff, I'd open a Thai restaurant similar to 'Taste of Paradise' in Chiang Mai or 'Yum Seap' in Bangkok, and sell good quality Thai food at cheap prices. Issan people love their somtam and spicy salads, offer this in an air-conditioned setting with low prices then you're on a winner IMO. Cater to the local tastes and budgets is the best way to go. Maybe UD are hoping to attract shoppers from Laos and further afield. :-k

With the rents so high and air con prices through the roof, u wont be able to keep the prices down for the local food. Som tum starting at 60 baht up .

The Thais dont appreciate the fact that u have to pay for overheads to provide a quality outlet.

Now then, where have I heard this discussion before.

My thoughts I was asked by the starter of this post, well for what it is worth, another complete wast of money, as stated in the riany season, no-one will go walkabout, in the summer too damm hot, although thay have ande an attempt to provide parking, to date a big waste of time as Thais generally ignore normal proceedures and park wherever they want.
personally now that the Chang Brewery have doibne the deal, few Thais even go to UD centre let alone the town, having to drink ' CHANG' which for me at best is C***, is another no-no.
I do feel that somewhere someone thought up the idea and wnet forward with no marketing plan or even a business plan. Yes MNacDonalds is good if you like it, but as for the rest with thee rents so high they will probably price themselves out of the market, Even the bars in UD centre are feeling the pinch following Chang's actions.

personally if they had built on the space a two/three storey multi car-park and done the rest as shops it would have eased the town centre, made going there a more pleasant experience and last and not least provided some shops some people would want apart from just Macdonanlds and then some revenue would be generated from the car-park, which would lessen the rents. Now these other named shopswill by my reckoning will take probably about 2-3 years to break even if they are lucky.

Me I love Night market, centre point only the parking was a pain now it is even worse.

I guess the area is a bit of a novelty at the moment and lot's of people wandering around having a look. It will be interesting to see how things develop when the whole site is officially open. Looks like it won't be too long before Carrefour opens also.

I was not a particularly enthusiastic supporter of UD Town when it first opened I must admit.
It appeared, to me, to be a 'new' night market with the 'new' emphasis being on the age of the buildings, rather than the thoughts behind it.
I thought that the 'tented city' idea was bizarre, to say the least.
The opening of McD & its Japanese equivalents did little to persuade me that I had made an original error of judgement, but I had already made up my mind by then. :D
However, I have been proved well & truly wrong.
I can only assume that the tent city idea was a low cost method of providing a monthly income while the larger boys were brought on board, a stop gap.
I had a wander about today & the site is starting to look very impressive. More & more of the site is under cover, but in a light & airy way that is far removed from the dinginess of the Night Market. Rather than let 'common areas' rust & erode away & become an eyesore there seems to be an effort to continually improve their looks.
I am still not a fan of the fast food joints, but will readily admit that many, many are. In addition, if you are not interested then there is no real need to visit that end of the area.

As an aside I also noticed that the Centerpoint area farthest away from UD Town (so opposite the Hospital) has now been cleared of all stalls. The area still immediately infront of the Centerpoint building is still currently thriving though.
Once the dual carriageway is completed along this section I do hope that some thought has been put into how pedestrians get from the Night Market/City side of it to the Centerpoint/UD Town side without risking life & limb... :D

I agree UD town is looking very smart these days, especially so during the evening. During these cooler nights it's quite a pleasant place to wander around. Shop wise still not a lot of interest to me, however I do like the Oishi restaurant.

I find it bizarre the traffic lights on that section of road are switched over to flashing orange during the busiest period. I think leaving the lights to do the job they are supposed to do would help the traffic flow considerably. :shock:

SENILE DEMENTURE , in one so young , [-X and wealthy :D

UD / chang palace , is a great place .
a good selection of food , penang curry , alloy marr.50 bht.
also beer @ thai prices , and clean toilet facilities ,
a winner , and here to stay .

preecha , is now a ghost of what it used to be , many stalls have closed down.
also , centre point has lost a lot of buisness to UD , with many food/ beer stalls shut @ 9.30 pm.
i think centre point market , will be shut down within a few years. :(

with the re-generation plans of udon , into a cosmopolitan / international region .
it is changing by the mounth . good or bad ??

Still gob smacked on the last lot, and trying to get some conclusions that are backed with the overwhelming reply to the polls.

UD town, is fantastic for me, good food, good prices, and the Japanese food choices evern better.

My BKK friends who visit here are amazed with it for a regional city and it does have a good rep with those who travel from down south.

I wasn't a believer in the idea either.....but have to agree that things are looking up, rather than down, for the area. I still don't like the Lotus there, as compared to the bigger ones, but if I lived in that area of town, I'd probably shop there more often. There are plans for a big tutoring center on the upper floors of the big building in UD Center, and that should draw in the teen crowd.....and they always have money to spend.
Different subject, but how's Premier Outlet doing these days?

looks nice , sounds dreadful.there is not a place you can go in this area and not hear the sound system,there are three speakers on the exit road behind the old buildings by the railway.if you go into a shop and object to the music you can go somewhere else.today as i tried to get throgh the area and its xmas song time.i tried to get through because again the main entrance on phosi road is closed and again the single lane exit is the entrance. a large area has been roped or coned off so you can expect parking chaos again. this happens quite often and to me it is not a good advert for ud town. p.s. i do not like going shopping.

I believe theres more money all around Udon than many people believe.Theres alot of money being spent around the town.

What I don't understand is the renovation currently going on in the area near the train station. Wasn't that supposed to be destroyed in half a year for the new hotel building???

Went there on Saturday night....it is nicely laid out especially now with the Xmas decorations being up.
Nice to wander around but not much in the way of shopping options.....one or two clothes shops plus Tescos and Boots.
The Japanese restaurant next to Toysrus is good and serves good food at a reasonable price.Theres two other Japanese restaurants plus Pizza Co,Swensens and MacDonalds.
Parking was OK but not sure if that will last with diners/shoppers moving away from the chaos currently around Central.
Overall I would say nice to have a stroll around for 20 minutes or so at night and then go for a nice meal.
