Property has rented out quickly on a short term rental agreement but still available for sale at only 2.99m baht. Fantastic value and great as a rental investment or family home.

Hi Dean.
My name is Graham and I'm English. My wife is Kate, who is Thai. We do not have any children. I am a close friend of Scotty, who also lives at Sittarom and I understand you have spoken with him previously.
My reason for contacting you is unfortunately not to make a fantastic offer that you can't refuse!! It is an attempt to open up a possibility.
We have lived in rented property for the last 6 years on the Udon to Nong Khai Road. Our current situation is that the road works where they are building the new flyover are driving me crazy and we need to move to alternative accommodation. We pride ourselves on our home, albeit rented, and manage it with loving care.
Our contract expires on 12th February 2019. We live at Sri Thani project which is similar to Sittarom and are paying 12,000 baht/month. We cannot afford to pay the 20,000 baht/month you are asking but would offer the following:
We take good care of your home for 12,000 baht/month on a 2 year contract. You can still keep the property 'For Sale' and we will have no objection to showing prospective buyers around the house by appointment. In the event of getting a buyer, we would be willing to leave the house with one months notice.
The added incentive for you is that we may be interested in purchasing the property in the future if we are comfortable with the house and the development.
I trust this offer does not offend, I'm simply attempting to make it a 'win win' situation for us both. By all means reply or ignore this contact, but I'm afraid the 12,000 baht/month is about the limit of my budget.

The house rented for over 2 years at 25,000 baht per month on a full package (Inc elect, water & main.)

The maintenance and security is second to none with 24 your security patrols, full time gardening & cleaning staff and the garbage even gets emptied twice a week. No stray dogs and enforced penalties for owners who don't clean up after their dogs. All the best schools offer minibus services to the estate.

The communal fee can be paid in 3 monthly blocks at 2,400 baht every 3 months or at 9,120 baht if you pay 12 months at month (this includes a discount for paying at one time).
