Hey guys,
I recently bought a rice farm that I’m planning to build on in the next few years. It’s currently about 1.1m below street level. I’m looking to start filling up about 3 1/2 rai soon. Does anyone know what is a fair price to pay for decent soil and/or what percentage of sand/ rubble and topsoil is best?

Everything under one million is ok. One rai and one meter needs 1600m2 x 1m land. Finally it will rise your land 0,6 m after rains. You need at least 2.5m fill to get you land 40 cm above street level. 1600x3.5x2.5 means 14 000 SQM. 1 400 trucks. You can be happy if get land nearby you at 700 thb per 10 cubics. That makes 980 000 thb.

One rai and final 0.6 meter means about 120 000 thb. Filled few plots. Largest over 8 rai.

Putting stones etc. means that building house is more difficult. Dig columns i.e. Top soil should not be too fine. One plot we made mistake and sand was everywhere but not in our plot. As I said, you will be happy if get land nearby (price depends on distance). That means that you take what you get. It can mean 200 000 - 300 000 thb in total cost of filling. Pay 800 000 thb or 1 100 000 thb.

You wrote that you will fill 3.5 rai. If you own land around, no need to fill 2.5 meter (and get 1.5 meter fill). If not, one day your neighbours fill above that and instead of house you have a big swimming pool with underwater building.
