Currently the land comes with Thai blue house book (Tabien Baan).

Recently there has been a lot of debate regarding the provision of the Chanote title at the local council level with visits from the land office to discuss the available options, know doubt it will be forthcoming a some point in the near future.

In terms of water supply it is possible to dig your own well or plug into the mains system.

The old timers tell me that there has been no flooding on this site over the last 50 years.

Second, most certainly you can buy a Chanote if you want to pay for it but having a Chanote does not guarantee that your land will not be taken by the government at any time, this is the same with the Thai blue house book (Tabien Baan). Having asked today the village local govt. representative about this he confirmed that yes it can happen but he does not have a record of it actually happening (his records go back 35 years).

Third in the village where this land is (Ban Chai Porn) and the next one over (Nung Sung), have been inhabited for nearly 50 years both have local govt. officers with Amphur Mueang budgeted services being provided (i.e. roads, lighting, water etc). Utility company's supply electric, telephone lines etc. So the trading of land, houses etc, has been accepted practice during that time. Consequently, the population of the village is a mixture with policeman, government officers, working people including businesses and farangs living here, which would suggest that the Thai blue house book (Tabien Baan) serves their interests until a change to Chanote is in place.

Lastly, whilst land is under the Thai blue house book (Tabien Baan) the price is as advertised once a Chanote is issued the price will rise and of course it is advisable to use the services of a lawyer, however, with the local system of barter and exchange being in place it may not be necessary (that is the buyers decision).

The other type of document is the Thai blue house book (Tabien Baan), which provides the right of residence and ownership to Thai Citizens. If a Citizen has bought the land that person is the owner by virtue of the purchase of that land and the structure(s) on it through registration at the local council office as set out within the Tabien Baan.

İ don't think the blue book shows ownership.

''Tabien baan or Thai house book is the official local government issued house or apartment address and resident registration booklet. It is an administrative document issued by the local municipality. The persons having their domicile or legal residence at the house or condo unit are registered in the house book.

Contrary to what is often assumed by foreigners this document has nothing to do with ownership of a house or condo and cannot be used as proof of ownership. It is a booklet issued by the local municipality (not the land department) that belongs to the official address registration papers of a home or condo and its practical use is that it registers and proves a persons place of legal residence (official domicile). A house book could state the name of the owner but in the case of a foreign non-resident owner not (unless he has official residency in Thailand).''

2. To reach the village you would have to travel approximately 12-15 kilometres down Highway 2 from Udon Thani heading towards Khon Kaen. If you reach the Army barracks you have gone to far and will have to turn around.

3. At the approximate 12 kilometre mark directly ahead of you but slightly to the right is a large radio mast and on your left a large water bottling plant, it is time to get in the right hand lane as you will have to take a right turn at the intersection (gap). You will know that you're the right intersection as directly on your left is a dairy with a large plastic model of a cow on display.

4. Take the right turn across traffic and go down the Soi that is between a fuel service station on your right and a car sales building on your left.

5. Continue down this Soi until you come to the main village road which is new and fully black topped and turn left and continue 50 metres where you will see a corner shop, you can be met there.
