I have the land, all 700mt2, now to build my little resort to live in, just 10mt x 6mts, 1 bedroom to start with, more than enough for me.
It will be steel stumps lowset, 600mm off the ground, timber frame, light weight walls fully insulated, timber floors, metal roof , double glazed windows doors, 1 bathroom.
Built to BCA rules, Building code Australia, low maintenance, high quality duarable construction method. 60mts/s wind loadings, 200kph. Terrain category 2
Time frame to build First Stage 2 weeks, lock up stage only, 2 carpenters 2 labours, and the Master Builder
The plan is simular to this one , with the second bedroom removed. and the lounge kitchen area all open. verandah will be built in stage 2

Keep us posted Mr AussieBoy, hope to start my place before Christmas, my land not too far from your block, would like to come and visit and see how the professionals do it, judging by your construction schedule look like you could be finished before I arrive on November the 18th

Steel was 4 Baht cheaper per metre, the light gage of the steel and little experience from the locals to mig weld, was not worth the effort, easy to nail into timber than using screws to fix everything.
I started with the first company in brisbane back in 74 that used Bluescope / lysaght framing, so have plenty of experience, but even the local carpenters have little tools, had to but a spirit level, stringline, drill bits, not being able to find a mig welder, timber was the best option, still the most popular way to build in the west.
Did the rounds of all the hardwares, and Global was usually the cheapest for material, except the timber.
Day 1 delivery of material Saturday, tractor arrives to level block and take off top spoil grass, rains 1 hour later so the block is left in a worst state than before we started, give up on block clean up and start road

Tractor starts on moving gravel onto soi 30mt3 ordered 20mm stone @ B500 mt, tractor finishes afternoon soi is now graveled to first block,locals say when there is a home there the will concrete the road.
Power gets connected B7000 for the meter, trim trees for power cable, Day 1 over

Day 2 Monday, set out profiles for footings, ground still wet, leave set out and start fence replacement for Soi

Cost 2x4 B200 @ 20 post =B4000 treatment 1 x 4lt B500, Concrete B1800 mt3 for a real cubit metre x 1 mt used, labour B1300 a day for crew, steel battens 35x25mm 6longx3= 18x 6mt lengths B180 a lengthx 18= B3500, screws 25mm x 10g type 17 hex head self drilling 1000x B1500 per 1000, paint red oxide 2 x 4lt B1200, labour to paint 1 x day both sides, B1000 , final coat paint 1x10lt B1200, labour B500

wouldn't sow cement (concrete formed posts) be a better long term solution for fence posts..??? I put in concrete 2 meter fence posts (buried .5 meter) around our 3 rai 97 talang wa plot and bought chain link fence (1.5 meter high) roughly 230 meters long.. All told approximately 45,000 Baht.. They clay soil is so hard that once placed and after a year or so, the post might as well be standing in concrete..

Day 4 Wednesday: Old corragated sheets gets put back on soi entrance, this time straight and the tops cut the same size, screwed fixed.
