Agree 100% with marco ... i stopped by yesterday the units and immediate surrounding areas look very nice at the moment but fear it will rapidly change for the worst without decent management and controls . Nice retail units for sure , didnt look at the apartments inside but from outside look tasty ...but how long before the paste table nigh market brigade move in and clog up the access , pedestrian areas selling what is already available in every other part of town most it crap , motorcycles scattered all over , add on the extra volume of traffic in what is already an bottle neck with Mill Place , Ud Town and the Railaway crossing ...... an area to avoid IMO .

One of your bars would go nicely in there,a couple of nice restaurants,few chairs and table out front in a Euro sort of scene,but then again,somchai motor repairs next door and wilawans massage shop the other side would be a bit of a headache.as for management and controls.thatll rub off with brown envelopes and greasy palmed hands.i wonder if the udon stall squatter association has been in for a measure up and are secretly staking out their plots.i can imagine going to bed,waking up and opening the curtains and 150 stalls have turned up in the night.police turning up and all the stall holders screaming they've got families to feed and your trying to ruin their businesses.5 years of court cases trying to get them off,then the paper work gets lost and another five years.then a 2 year eviction notice given,then a 2 year appeal.but TIT.

This project appears to be an extension of the Chinese Temple and Community Center at Nong Bua Lake, and as such it was probably target marketed to individual Chinese investors. The Chinese are known for buying into such projects at less expensive pre-construction prices with the idea to resale at project completion for a quick profit. Others buy with the intention of leasing out the units for cash flow. In both cases this will require a retail tenant that can actually expect to conduct a profitable business in that particular area. I suggest that it will be years before these units will fill up with tenants in an already saturated retail market, so for the time being it will go the way of Lumpini Condos and Mill Place which are struggling to find end-users.

I don't think it's anything to do with the temple, it's being built by the Prime Road Group an investment company who have fingers in a few pies but that's irrelevant, I doubt they will shift any time soon.
The forest was shrinking daily but the trees kept voting for the axe as its handle was made of wood and they thought it was one of them.

if I'm not mistaken all the land upon which that development is being built is owned by the State Railway of Thailand (SRT) and leased to the developers.. UD Town is also on leased SRT land too... Long term residents of Udon will remember that SRT had two story housing for their employees on the land adjacent to the Chinese Temple where the development is now..

I went to Villa Market and there's a huge new sign saying the start price is 5.7m, very very expensive. It looks like they've upped the price.
