I bought a house here for my 5yr olds future I suspect like most dads,the mum agrees and is willing to sign anything regarding the matter(presently house in mothers name ) but reading all the horror stories things can change very quickly.Is there anything legally that can be done , anybody have any experience? Pros and cons ?

Me too! I fell on the cross bar hurt me goolies. So My Dad fitted wooden blocks on the pedals!

Put the house in the child's name.
You can then make sure the mother can not borrow money on it or sell it.

I talked to her only last week when she told me I should have done it with the houses I have in a company so my sons mother could not touch them but did not go into details as the company was formed a long time ago.

Cannot be done in Thailand maybe. We tried to put the land and house into my step daughters name (5 years old at the time) and were told "cannot do until 18 years old" by our Anphur. Who really knows as there are so many local interpretations of any regulation.

Alex the legal age is 20 in Thailand.
Your wife gives the house as a gift to your child if it is already in her name so you do not pay taxes on the transfer.
As for the procedure ask Mrs Dtom.
By the way she is not a lawyer she is a legal adviser who speaks very good English.

Lucky kid. Get a lawyer regarding those matters. Better an English speaking Thai or a foreigner based in Thailand.
