Kitchen done and dusted, the team did a very good and professional job.
Exactly as we designed it. All items, gas and electric tested and commissioned.
Just need to put some wine in the small wine fridge. :drunk: for my return to UT.
Seimens equipment.
Purchased the feature 1 piece marble slab separately from the granite shop. They came, cut and fitted to the cupboards.

Didn't purchase anything separate. The whole kitchen was designed, built and installed by a kitchen company in Udon. Including all sinks, taps, electric goods, hood and gas top.
Kitchen suppliers may sell them individually if you are thinking of retrofit.

Spent a few bob at the Mega store yesterday on the ringroad .

Got a few vouchers , spend 50000 on kitchen items, get 2500 off , actually got 5000 with 2 vouchers. Im not in the market for a new kitchen lol

Looks like a slow day on UM so here are some photos of the deck out the back around the pool.

Apparently been a bit wet of late but still progressing.
Will choose a colour to paint the deck later, once all the construction work around the house is complete.
I'm going to lay some thick synthetic grass on the deck tiles at the back end of the pool so the kids can have a place to lay down on their towels or sit and play in between performing some bombs in the deep end. It's 1.8 mtr deep and 900mm at the shallow end.
Side deck length is 14 mtrs and width at the rear is 6 mtrs and nearly 2 mtrs wide, same as the concrete apron path underneath.
Deck is perfectly level with the water. Will have 3 stair access, to be built next.
The builder is actually following my instruction and drawing design I gave him before I left. He's done enough work for us now not to try on his Thai way of building without asking. Naturally I listen to his advice as its not a one way street when building anything. Every one has ideas.
Having changed from builder to owner builder status some time ago after the main frame and roof was on, has been a godsend, with the ability to change as we go. Sitting back and talking together over a red wine with the GF has been cause to allow many changes to what we really want. I suppose you could say we are building on Thai time. Plus she has taken on the role of Project Manager with passion, hired all the subcontracted ( and fired some) and sourced and bought all materials on her own. Subcontractors just say what they require and off she goes. We have opted to just pay for labour and procure all items ourselves.

I bought the artificial turf / grass at Homepro, they will cut to measure, but remember to seal all the cut edges as it frays quickly. Dont want the pup to start chewing it and ingesting etc

Hi all, Great build Thread Barney. You handled the naysayers very well. It was a couple bumpy pages of reading..
I love your house. I have read 3 entire house logs after finding this site today and joined to post now.
I have read Maaca's and the 600,000 baht house threads.
In all of these thread I was very impressed by the GF or on site foreman in all cases. Why dont you guys show us pictures of the GF and perhaps the happy couple? IF I end up in UT area I hope to share a cold one with some of you gents.

On the female side of things.....
I to have followed the other building threads and think they have all been great. Picked up some good items of advice. Even those who seem to want to throw some unwarranted comments or advice I have taken onboard to see what I can take out of their experiences, right or wrong.
Mick , maaca and STWW all seem to have got what they wanted and pretty close to design, budget and progressed schedule. Have visited Mick's house and it is a fine strong build with good design features. Each of us design to our needs and what's in the bank and with Mick having the new baby in the house, I can see his designs of a young family in his thinking. My design is for a comfortable retirement life.
Mine has taken a lot longer than I thought, that's not a problem, living in an old house on the few rai we have has been a bonus to be able to adjust the design, which changes the costs and especially the longer schedule to suit us. For me being able to adjust the length of time has allowed some of the stress of finishing quickly to be negated. Yes I appreciate all are not in my situation with an extended time limit to build, but, my advice if you are going to build is to allow yourself just a little extra time to rethink and adjust whatever you think you need to do.
Having a very strong partner during the whole elongated process, which can take years as in my case, of initially searching out and buying land, putting your design down on paper, finding builders and subcontractors, then procuring all the material and then actually managing and building has been the big bonus for me, and, what I can see most guys around town doing a build have the strength of a girl in their favour. I have said previously in the thread that the whole episode of building has bought us closer, not always with smiles on our dials, don't get me wrong, there were time when disagreement raises it's head and the blue starts that it looks like it might fall apart. Thai girls are strong in the argument stakes aswell. :confused: :fryingpan: :lol:
My being away working a lot and separated from the day to day build, has forced the issue of trusting and designating her with the resposibility as the boss.
Overall my girl has enjoyed the whole episode so much being the Project Manager and not just a passive partner that she wants to do more builds. She has surpassed my expectations.
But we haven't finished yet, one day i'll have that keg to celebrate. \:D/
Randall as for posting her photo, don't think so mate. As much as Thai girls love a selfie I wouldn't risk the wrath with a non suay photo. :yikes:

Hope your deck slopes away from the pool, last thing you want is to dilute your chemicle's, they get expensive through the monsoon season, seen many here sloped to the pool.

Good point Fatbob.
Good test for me. Glad to see some are on the ball. :D Thought no one looked at the posts anymore.
Instruction to the builder are to slope the deck ever so slightly from pool. Don't want to be throwing additional salt in to much.
There will be a small concrete divider piece placed along the entire drain between the deck sheets and the drain covers to stop rain water flow into the pool and also stop water flowing or splashing to much from the pool onto the deck steel frame. Myself and the deck builder spoke about corrosion of the steel and have used a quality corrosion proofing paint. Not that that lasts for ever.
Ill try and get the PM to send me a photo of the end result.

Last house we did in Phuket we used aluminium box section on decks, 15mm slope is all you need.

I really like infinity pools and how your pool is hugged by the house and open shady places. IT is nice that there will be some shade in the pool at all times.
I guess with a salt water pool corrosion is more a factor?
So she wants to be a builder? That is cool how will you satisfy that? I have since read the thread where home builder security was discussed. It is a sad World now that we have to think like this. But I understand.

Very nice build you have.can I ask are the pool decking boards Shera,cement fibre planks and what are you coating them in as they look a bit on the slippery side.also what sort of money has the kitchen come in at,if you don't mind saying.thanks mark.

Hi Mark,

The shera boards are not slippery and will be painted as normal later after the construction activities and subcontractors are complete.
But, like any surface care must be taken when you have wet surfaces. The shera stair treads a not slippery.

I will admit I do have a problem with the tiles at the pool and need to re-assess what is in place. I made an error with tile type, was an early in the project decision and to be honest I did not do a correct assessment of what was required or being supplied, it was my mistake and an early lesson in construction on not believing a suppliers sales pitch. But nothing that cant be fixed.

As for the kitchen, I'll provide a longer answer than necessary. :D .
I have not thrown any of our suppliers names about on the thread to promote them, thought it would only lead to unnecessary debates on who is the best supplier etc etc. Didn't want any pi..ing contests. In saying that the kitchen is by Dbb kitchens in UT. Very professional outfit. If you want their contact send a private PM to me.
They can cater for any outfitting in a house and we are happy with what we got in the kitchen and are having them quote our walk-in clothing area shelving and mirrors in the main bedroom, plus the main bathroom vanity unit in bedroom 1, in the 2 main bedroom we will have a bathroom vanity and also incorporate a full wardrobe for the young one. They do high quality stuff, and that comes at a cost which I am willing to pay for.
If you read into that then you will know the kitchen is not cheap.

I am not at home at present and do not have the kitchen quote with me. It is broken into many sections. Not able to provide broken out costs for the whole kitchen, the 100% whole package included all kitchen cupboards, the GF chose pumpkin colour ( we decided on termite proof timber) and included the stainless steel fittings inside draws and cupboards, stainless steel wall backing at the stove, inset LED lighting, 1 double sink and 1 single sink in the stand alone breakfast bar, all water taps and drain fittings and the connection of, installed and connected gas line and fittings to the exterior of the house, double door fridge, wine fridge, overhead exhaust fan, gas top cooker, micro wave, electric oven , we purchased the black granite top slabs and the kitchen team cut and fitted it, we purchased the marble sheet on the front of the cupboard separately and had it fitted while the kitchen team were on site. We just wanted a fully functioning kitchen when they left. They 3 D modeled the kitchen and you can see those photos in the my early posts, the end result is the exactly same. We sat with them and designed what we wanted and they offered some suggestions and did the rest. We actually went back a few times to change our minds on design. They allowed this and were always happy to incorporate change. Payments were made at different stages. 10% design, 40% for factory build, 40% delivery and in house fitting and now we will finish the final 10% end of this month.

I know Mark this is more than you asked, but, just in my personal experience I have found for me if spending money at any budget level in Thailand on a house build it is best to take time and get it right. Not every thing is expensive in my house like the kitchen. Especially when owner building, no luxury of a main builder to project manage per say. Only your self to blame if it don't work out. My GF has learnt a lot about Thai subcontractors and never been afraid to tell a subcontractor they are no longer required. Hence after the main civil and concrete works were done and we had the frame up and roof on we have always bought all the materials and just paid for their subcontract labour on quote.
My method of building and style of house isn't for everyone.

Hi thanks for the info.about the Shera,im thinking about decking over the walkway sides around my pool as it's cracked in places and would be an easy fix.i thought about tiles but if water gets the chance it will lift them and will be a big price to pay.im currently renovating a property and using Shera all over the job and think it's the best thing since sliced bread was invented.window frame surrounds,floors,exterior and internal walls for bathrooms to be tiled.ive even coated the peers (columns) and corners with Shera plank rather than use those mini stick on brickettes,termite and weather proof.im doing the managementand design and using family.going is a bit slow with mainly only 2 men most days but that's ok by me as they get on a bit more and no one stands around with their hands in their pockets then.ive not got to looking at the kitchen yet and may just go for off the shelf cupboards and tile the lot.i love this Shera board and cladding and if I was building a new house would go full Shera and no block walls as things tend to move with 70mm blocks made from weetabix.anyway here's a few pics of my Shera work.good luck with the build.

I would like to come and look at the pool and Shera decking when it's finished and your around as this would be an ideal problem solved and match the rest of my project.

More than welcome to come and have a look at the deck either now as its just about finished or when it is complete soon. You can see the photos now of the 3 stairs in place ready for the 1200 mm wide shera stair treads and concrete the landings. Just concerned now that the fitting of the shera plank against the pool infinity drain goes as planned. I have been very specific about the deck level being perfect and the same as the water level. No reason to doubt him but im not there. 8-[
Just let me know if you want to visit and I will tell the GF that's you are coming. Don't come unannounced unless you want to see the bad side of our little dog. :-"
We used Shera on the external wall cladding over a steel frame with gyproc internal walls and then shera again on the deck as you know from photos.
But we changed the product for the facia, eaves and door frames using another product the same as shera called Conwood. Got that from tool pro. Thought tool pro was just tools and hardware but when you go way out the back behind the tools section there are all the other cement composite products.
Conwood had for us the best profile for a facia board as it was the widest, 10 inch, we could find to fit and level the deep stainless guttering where ever we required. A guy sent from tool pro came out and measured our door frames, we have 2 different width for our internal doors ( our design has the 3 bedrooms and office/utility rom wider than the guest toilet and laundry, and tool pro then sent the Conwood door frames measured and cut already for installation. Having a pre measure and cut and fitted ended up being the best for us. He had the support brace pieces aswell in the packaging for a true square fit. Much better than timber frames IMO. All of these cement composite products help with negating any termite problems.
So, as helpful info to others, there are more products just like Shera for different applications if you look around. Checking your self takes away the Thai building pushing his familiar products and allowing comparisons. The builders are not wrong but can be tunnel visioned in their thoughts and ideas.

Without trying to bore you I may as well show you the finished deck and rail product of the front porch rails and 2 way landing and at the rear the full deck around the pool with 3 stair ways.
Cost 80,000 thb for the labour and the total coast of concrete, blocks, paint steel was just short of 50,000 ....... shera was 50,000.
So a very large deck, stairs and lots of railing all built on site 180,000 bht.
Just have to paint the shera deck and stairs now and the tiles will come later on the 4 landings and pathways.
Small concrete block under the deck is for the 2 external gas bottles.
I am pleased with the end result.

Next project wifey has to attempt is the back concrete section for the 4 x 2000 ltr tanks , 2 pumps, plumbing into house , large dog kennel area and a lockup tool shed. The 10,000 ltr underground tank is already installed ages ago. Concrete will be 100 mm thick siting on the ground, 6 mtr wide from the fence and 20 mtrs long. Roof cover will be 9 mtrs wide and 20 mtrs long. Plenty of shade area and more roof to catch water.
She has my design and drawings.

Do you need a special paint for the Shera decking? I cant imagine something lasting on a horizontal surface.
Very nice and clean pool deck area.
Why do they make cinder block forms for the stair pads? Why not just wood forms? Here they they use forms and then take them off at the end of the day and smooth the finish all nice on the exposed sides.
ITs funny last time I was looking here I thought where is the shaded aircon dog house and run.
