For me 2/3 bedrooms
Opportunity to upgrade to western kitchen standard
Balcony
Closed circuit security
Undercover parking
Air conditioning
Quality floor coverings

My preferred location would definitely be in the central area so that places such as the Complex, Night Market, UD Town and most of the restaurants and bars are within a 20 minute walk (approx 1.5 kilometres).

Trying to put some very rough boundaries on this would be Hi Tech Plaza, Rajabhat University, Srisuk Road, Nong Prajak Lake, Ban Hoy Market, Nong Sim Lake, Nong Bua Lake, Phosi Road (as far as NB Hotel).

In the property game it is location, location, location – location is vital and cannot be overemphasized, in the right location condominium units could sell like hot cakes, in the wrong location they could become a white elephant.

Properties that are out towards the ring road and need transport to get anywhere are of absolutely no interest - although I do currently have transport there may come a time when I am unable (or not allowed) to drive :( and I have no wish to subject myself to the highly questionable safety of Tuk Tuks and some of their less than sober drivers over anything but a short distance :yikes:

Some desirable attributes:
  • • Covered parking spaces for all units.
    • Full time security
    • A good solid and secure entry door to each unit.
    • Built in “safe” for valuables.
    • Wired for phone and high speed Internet connections.
    • Wired for Satellite TV.
    • Balconies suitable for at least a table and a couple of chairs (without being subject to A/C hot air exhaust).
    • 711 or similar convenience store nearby.
    • Management company for day to day operations and easy access to maintenance.
I believe that there is already a big demand for condominiums which will only further increase when (not if) the next flooding of Bangkok occurs.

I would be interested in two units, probably a Two Bedroom and a Studio (as a private den or space for friends and outlaws when visiting – it helps keep disagreements to a minimum).

Plenty of empty land on Bannon Road, and the junction of Bannon Road/Superchaniya Road, both right by Nong Prajak.
It's where we have a shophouse in Soi Benjang. There is a patch of land where you can park a few cars going for 3 million baht.

In Udonthani a pool and a gymarea is a must .....either it isnt a condominium....it is a apartmenthouse - must up more then the what allready is exist like "apartment for rent" and not only singleroom studios....must be at least one bedroom, livingroom and integreated kitchenarea.
These days life seems pretty good and I eagerly look forward to the continuation!

Sound a great idea to me. for me location, cable tv (with options to upgrade- that is often not done) good wi fi, are the basics. Balcony would be a good too.
One aspect I noticed in other parts of Thailand was payment options ie some developers set regular payments option to purchase (as opposed to buying outright). I met several people who told me this was one of the best selling points for the low to medium priced apartments/condos.

Coming from the new Tesco's heading back into town just before Big C (old Carefour) there is a billboard Ad for Condo's in Udon. Prices starting 1mil baht.

The new condos are being built opposite Sri Suk post office in the old Amporn Cinema location.

This is what the proposed condo will apparently look like. I think they may sell quite quickly being in a central location.

If this city condo Greivous mentions sells quicky, you can bet others will soon follow.

Better location, in my opinion, would be within a few hundred meters of Central Plaza or UDTown, or better yet, Nong Prajak Park. There seems to be a new shopping plaza going up adjancent to Nong Prajak, what is that about?

Watch out for common fees, if they are too low to start, then trouble follows. A new building on Sukumvit soi 11, building completed in 2010, common fee touted by developer was only 30 baht per square meter, which made it easy for buyers to imagine nice returns etc.

The building is already in a nightmare situation of not enough common fees to sustain the maintenance, and a special assessment of 600 baht per square meter has been requested just to bring up to today, from out of the blue owners of say 90 m2 must come up with US $2000 to kick in. And getting a majority of owners to vote to increase the rate to say 40-45 baht per square meter can be very hard to do in this country, just ask anyone living in an Udon Thani housing estate with common fees.

I would like to see in Udon, if not a grade A building, at least A- or B+, say smallest units of 60 m2, meaning a higher class of owners, all of whom would be willing to pay for something better and to keep it nice.

Lee, are you sure about that location near the post office. What appears to be going up there are 3 storey shophouses.....so where is this condo building ,which by the way also has billboards up around town?

I wrote a reply, posted, a survey came up which I did not reply to, then my post did not seem to post.

In any event, the location by the post office seems to be 3 storey shophouses, Lee please check and advise again the location of the condos, photo by Greivous. There are billboards around town promoting it too.

Yes you're right rct, that's not the correct location. Several months ago I asked the staff in Srisuk Post office what they were building there and they said condos. When I saw the billboard I though they were referring to this location. Sorry for the confusion.

I don't know where it's located exactly, however I believe the developer is CP Land which is part of the Charoen Pokphand Group.

I have a friend who's involved with the Chamber of Commerce....usually knows about such things, but said he was unaware of a condo being planned for Udon. If someone can snap a photo of the billboard/sign and post it, I'll do my elementary best in translating it.

I searched Thai websites but came up empty.
