Seven room resort with fishing lake and swimming pool located one hour north of Nakhon Ratchasima city. There is also a large house consisting of a huge upper level open-plan apartment. The lower level is configured as a restaurant/bar/studio.

Each guest room is approx. 32sqm.
Swimming pool is approx. 12 X 7 metres.

Resort built up area and fishing lake is approx. 3 rai.
Remaining 3 rai of land is fields.
Total area of property is 6 rai (Chanote).

This resort was only completed last September at the cost of around 7 million baht, but the owner had to return home due to an emergency. His loss is your gain.

Exterior lighting is automatic solar.
Private well which pumps clean water (all year round) from an underground river.

This property is an absolute bargain and a quick sale is required.

Please note that the property is no longer furnished as pictured. Beds remain in the large apartment and seven guest rooms. Air conditioners and water heaters also remain.

The fishing lake is not stocked with record fish. The lake is there cos it was more convenient and cheaper to use the extracted soil to raise the area that the resort facilities are built on.

Yes, there is another 3 rai included in the deal which can be used to expand the resort. Adjoining land is priced at around 100,000 baht per rai.

The resort operated only for a few months, as the owner had to return to the UK. Unfortunately, nobody has been there to maintain the property and as we all know, neglected buildings in the boonies here in Thailand tend to deteriorate rapidly without a little T.L.C. The sooner someone gets in there, the less sprucing up will need to be done.

The premises experienced absolutely NO problems during the recent regional floods. As mentioned before, the swimming pool needs a new, larger pump as my friend underestimated the size of the pump needed and it burnt out. Locals have quoted around 30k for the new pump and pump area modification.

So, it's not (currently) a great lake for fishing (over 2,000 fish of various species), but someone who knows the business could make it work.

The location is quite remote, and my friend paid 7,000 Pounds to bring the electric a few hundred metres. Shortly after he did this, the local govt. started build a concrete road (due to be finished next year).

This property is an absolute steal.

Thanks for the info update.unfortunately my hands are tied with 2 other projects at the moment and I would need the help of willing and able partner.this looks like it could be the start of a fishing resort and as for being remote,most fishing resorts are remote and anglers will travel.if anyone does view this property please note I have a nearly new emaux 2.5 hp pool pump that should be enough to run the pool for 13,500baht.so less than 1/2 price.good luck with the sale because someone is going to get a lot of land and a resort for the price of a house.

Pedro, Just took an English/Thai couple to see it and they seemed quite interested. If they proceed, I'll mention the pump. The only doubts they seemed to have were the location (bit remote), and the size of the place (perhaps too big)!

The English fella doesn't know much about fish but seemed keen to keep the theme going if he buys it. I mentioned you and the possibility of a partnership, but his missus didn't seem too keen. Again, if he continues his interest I Will gladly put him in touch with you.

People get scared about digging masses of land away to make a lake but it comes very cheap as the soil is sold and costs are low.it needs to be surveyed to see if it can hold water all year round and stocked with some exotic fish and allowed to grow plus plenty of planting including water hyacinth to filter and oxygenate the water.theres a good business in fishing resorts and prices start at around 3,000b a day for a half decent lake and up to nearly 7,000b for the top lakes in Thailand.people who come and live in Thailand travel long distances to fish and this would be a main attraction for this property as it's out the way.the lakes and fish don't come over night and will take a good couple of years to get right.myself I would look at renting the rooms cheaply on a long term basis for the first year ot 18 months as this would help to pay for the upkeep and then concentrate on the fishing lakes.anyway that's my idea of what could happen..someone might have other ideas like living there and moving lots and lots of family in.i call this the mental rental scheme where you don't get 1 baht rent,only a electric bill each month and bugger,they are hard to get out.lmao.

What type of land title applies, what is the distance to the nearest primary and secondary school, distance to nearest hospital service and finally distance to nearest 18 hole golf course and the name of the course thanks?

Nearest hospital is 10km away, but it's more of a community health centre. A larger hospital is in 'Non Thai' which is 29km from the resort.

There are a couple of small schools (less than 200 kids) actually in in the village. The nearest big school is in Kham Sakaesaeng (several thousand kids so I'm told) about 8km away.

Not sure about Chaiyaphum direction, but Rooks Country Club and Crystal Lake would probably be the closest 18 hole courses. Crystal lake is 74km from the resort. Rooks is 85km. The Seve Ballasteros designed, 27 hole course at 'Mountain Creek in Sikhio is 104km from the resort.

There are a few 9 hole courses in and around Korat city. Sorry, I don't know Chaiyaphum well.
