Around the time of the huge floods in Bangkok in late 2011, a lot of land in Isaan was acquired by Bangkokians while some rubber growers also relocated from the unseasonal flooding devastation in NST and other southern provinces earlier in the year. I recall that caused a spike in land prices.

Since there's a looming recession, maybe this major influx is more than just opportunistic marijuana farmers?

Land is worth however much someone is willing to pay for it. My wife bought half of a 34 rai farm. It had a small dirt road leading to it, otherwise it was land locked. It turned out that the road legally belonged to the other half. The land office verified that fact. The people who farmed the half with the road were not the owners, they were only tenants. They forbid my wife from using the road. I told my wife to contact the actual owner and make him an offer. She overpaid for that half that had the road but bought it anyways. The best part was when she drove the tractor up that road. The tenants made a big deal out of it and threatened her. She told them to pack up their things and get off HER land. They did check and did find out that my wife actually did buy it. They left.
