Anyone used the advertised House Builders?

Has anyone used any of the sponsors/advertisers on this site to do a build from design through to completion?

e.g. NDK house, alanthebuilder, etc.

If so, any company recommended (or indeed to avoid)?

I don't fancy having to deal with the builders day to day especially if they don't speak english.

I would be grateful to hear of any experiences people have had.

I know many on this site will disagree and say I'm crazy but I just finished building my house in Tanadorn Home Place with "Dream Up." -some say Dream On!!
I had already signed up before reading some derogatory remarks about them on this forum but all I can do is speak as I find.
Also I was doing it from Bahrain and not there to watch over them. I did however employ an engineer to pay weekly visits and send me weekly reports report with detailed photos.
There were normal set backs but all in all they did a great job. I managed to strike up a good relationship with Mr Wara the owner and that helped.
Before that I had discussions with Alan the builder. He sounded good but thought better to have someone based in Udon.
I can only speak for myself as I know some people here claim to have had not so good experiences with Dream Up
I found that if you don't come across as a farang looking for a quality build at the cheapest price then you will do OK.
I tried posting some photos to show you but the site wouldnt accept jpg. Any ideas what format you need to be for uploading?

JPEG is OK, however you will need to make your images a little smaller e.g. under 500k per image otherwise the system won't except it.

Thanks to everyone for their comments.

Looks a nice house bahrainbob, similar style to the one I have in mind. What size is it? Do you mind me asking how much it cost? I know it depends on quality of materials but just to give me an idea.

Where did you find an engineer to oversee the work and was he expensive?

Having read the websites of a lot of the builders, I was impressed with NKD housebuilders, they seem to
do everything from the plans (with 3-D model) to completion. I like the idea of a 'client liaison manager'
that stays with your project throughout.

Anyone have any experience of NKD?

The floor area is almost 300sqm. The original cost was 2.8 million. That was for a 3 bedroom, all en-suite, large lounge with open kitchen, separate Thai kitchen, laundry room and integral garage. So the old rule of thumb 10,000 per sqm worked out about right for the basic build.
I decided to upgrade to Qcon, and a particular brand of roof tile, plus Windsor windows, etc etc.
But for less than 3 million you can get a pretty good build.
I then made a few changes, making the garage a 4th bedroom and put a car port at the back, added a 10 x 8 pool etc.
You're right it depends on your specification.
Never dealt with NKD so can't help.

It was by a specialist pool company which I would definitely not recommend. Still having a few problems with them. It cost around 890,000. Bit more expensive than normal because of the overflow pool which needs a reservoir and salt water chlorinator and I put in spa jets in the shallow end and a swim jet at the deep end.

Modern De may be worth visiting, their office building is a bit too cutting edge for my tastes, though I like some of hteir other designs and evidence of work. They are in process of building four identical villas for sale inside another higher end but older housing project inside the ring road off Udon Dutsadi.

Modern De is on the ring road not far and same side of the road as Home Pro.

Sounds good , but i guess im stuck with a 40 baht swim for the time being :lol:

Nuja is a Thai man and the developer of luxury homes is Tim and his wife Anna. I thought it was info also on the available choices in Udon.

I think that it is pretty plain that the OP is asking for personal experiences & not adverts George.

A glossy web site or leaflet can make virtually anywhere look attractive & luxurious. only having the place build & living in it shows up the defects. Charging for the best material & using a lower standard. Lack of after sales service for defect snagging.
I believe that is what the OP is after...
Something which he is quite entitled to & sensible to ask for.

Both house builders I mentioned in this thread fulfill the requirements of above OP. And I know they have farang customers and they speak english.So I hope my posts here are not to be considered as 'ranting'.
