I want to find a reliable house builder and hope to get some good recommendations from English, USA or Europeans who have good experiences
I have land & am looking to start building at end of November
Look forward to your advice

4. How much money are you planning to spend for your house unfurnished:
a. under 1 Mio Baht

One of the best pieces of advice I received (and ignored) was "DON'T BUILD, RENT".
You have very little input (if any) about what happens on the land next door.
If you rent there is always an easy solution.

Different strokes for different folks hairy harry, best thing I ever did was building my own home, everything how I want it, hate renting living in someone elses house, dead money.

agree, like investing in a home anywhere.....location location location. Only rented in between builds, dead and lost money. Besides making 100% profit when selling, lived in first house for 7 years / rent free. 2nd house could easily sell, again for at least 100 % profit, and lived here shy over 4 yrs / rent free. About 1+ million baht in rent free living from both so far.

Rented just outside the ring rd, had no control of surroundings, had neighbors, and hated it.

for that price it will be small..maybe concrete block with tin roof and 3 or 4 rooms, small kitchen and small toilet shower room..no frills

Here is 600k house taken about 3 months to build to nearly finished
Size 8m x 9m
1 bed room, lounge, bathroom and kitchen, balcony
House is steel footings and frames
Fibro floors and walls
Tiled floors
Aluminium window frames with fly screens
Kitchen and bath fittings extra

good one..is adequate...can always add on later if the family grows..

my so called nephew paid 28,000bt for an old wooden thai house, from a guy who does these things in the province, dismantled it, and will now re build it on the nephew land..its a pile of old wood and tin really, but shows that there are other options out there

This house comes in at about 8k per sq metre
Be hard pushed to pay less per metre

What do we know about insulation? Is there any? Should the residents be used to tropcal climate and very hot weather at times?
Or will it just cost more energy for the A/C?
What is the material used for the roof tiles or planes? The material that likes to fly away once we have one of the regular thunderstorms in Isaan? When it is heavily raining you have this wonderful feeling as being just among a playing rock band?
Do the inhabitants share one or two Multiple sockets? One for the refrigerator, the padlom and the TV, the other one to charge the batteries of the mobile phones? Is there any fi Protection?
Have the inhabitants to queue before the toilet in the night - when khon Thai "has to" every second hour? Or do they "geb dogmai" in the ricefield?
Low water pressure - just the one from community water supply? Toilet polluting ground water?
After a heavy rain shower: Big Muddy around the house?
For me: not a house in Paradise.

Nice looking home! That's one of the joys of living in Thailand, if you're happy with the result, no matter the number of sockets in a room or number of bathrooms......that's all that matters. As for the rock band playing in a tropical storm, enjoy it.........it's one of the pleasures of living in the tropics.

That might explain why you see so "many" farangs when the rock bands play on stage in Udon. :lol:
