Between Nong Wau So and Nong Wai, guys asking for 250k for 2 rai......seems high to me.

From what I've seen farming rice is not worth the time and effort.

Still waiting to see the deed, finding out if it's possible to build a house on it.

Back of nong wua so,1km from market.1/2 rai,concrete road,farm land.350,000b sold last week.nice spot for bungalow and needs raising a couple of foot.next door to me they want that for 1/4 rai.all depends on location,what you wanting for and near road,power.

i think the prices wanted for land are a joke,what they want and what they get are two different things,most of it poor quality rice fields that then needs back filling

Land is cheap outside city,I rather live in nong wau so.dont need to pay stupid money for a house next to Tesco and macro and school.im retired and have a fridge and freezer.can get 95% of what I need out here and a lot cheaper.i couldn't live on a legoland estate where you've got 3 metres between houses and somchai next door collecting old tyres and dogs.my friend who paid 350k for 1/2 rai will end up with nice home and big land for less than 1.5 million.itll be over double that in udon but at least you got Tesco round the corner with traffic,noise and pollution and bars on windows.ive also got 1.5 rai of farm that cost me 600,000 but that's got water,road,electric,raised up and views of nong but lam Phu mountains.oh and not for sale...a rai out here off road would be 150,000.but near the road and power up to 3 times that.depends on how desperate the seller is.its hard to put a real figure on land but rice land is by far the cheapest and as for buying land for growing rice....well that's suicide.

Totally agree,land here for making a home is very cheap compared to the western world.maybe Afghanistan and Syria are cheaper.

Half a rai is tiny, you will end up with Somchai his tyres and dogs unless your deaf.

In our village (one kilometre from ring road) land 1 million a rai or more. If you go out to paddy land 1 km away about 500,000 a rai.

As agricultural land, that's expensive compared to UK prices. For building, cheap, but you do not have that differentiation here. All about location, location.

Price depends on type of deed.

At 250k baht assume it's land that you can't build a house on, only for growing stuff. Though still haven't seen the deed.

Yes deed comes into the price.anyway last week it was 1/2 rai,close to village,concrete road,cul de sac with power pole on road.350,000 but had debt to pay off land so they must of been desperate to sell.full chanote.i would say a good rai with papers around nong wua so with chanote is about a million.i paid a good price for the property im at now but that's because I wanted it and see potential.also houses and land can be hard to find when you want to be in a certain area.if you go around asking they all get silly numbers flashing in their heads.i have a rai and it's too much for me.my farm is 1.5 rai and I've stuck loads of banana,coconut and later mango and lime trees so will be easy to look after.i think 1/2 for house,garden,veg growing is ample.nice size for retirement.as for land for rice,forget it.

It is for the whole Thailand and when you click i.e. Udon Thani, you get a list of prices per soi level. Those prices are valid from 2016 to 2019 and used to calculate taxes for land trade. Level is a little bit lower than actual land price, but at least you get some kind of level to start.

Like an example:
469 ซอยค่ายเสนีย์พิทักษ์ชน 1, 3, 8, Soi Nasai 1, ซอยบ้านนา 4,050

Everything is in Thai, but I translated some of it. For Udon, row 469 says that Soi Nasai 1 average selling price has been 4,050 thb per talangwah during 2012 - 2015 and that has now been used as a base for tax. 1 620 000 thb per rai.

I took that as an example, because our neighbour is now selling his land instead of planting rice. He wants 1 600 000 thb per rai and that land has been used as a rice paddy land. Opposite to his rice field, one lady ask from a filled land over 4 million per rai level price for a small plot. Between those is the real price.

I believe that this is close to area that you are looking. 600 thb/tw meaning 240 000 thb/rai. Remember that price is avg for all land/property trades registered during 2012 - 2015 in that area. No paved road, no electricity and no water lowers and all within and land filled increase the price.
