On the way past the City Lodge, I saw everything boarded up, closed with a big sign on the door saying Sisters.
Anyone know what is going on at the City Lodge?

Best man to ask regarding closure is the Dutch owner of Model 59, as he is reportedly major shareholder of 'Sisters' and City Lodge. He can be found every night sitting outside Models overseeing his business. Is a nice man and very approachable.

City Lodge is a karaoke bar? Or has Sisters moved to City Lodge and created a karaoke bar? Does Sisters still exist next door to Models 59?

Yes, Sisters bar is still there next to Nutty Park

Anne from Sisters now also runs the City Lodge and has recently changed it into a Karaoke bar.
She runs 2 bars now.

So there are two or three karaoke bars next to each on that block now. Business must be booming although I cannot say I have seen any customers in the other two yet.

IMO It's been proved time & again that it's not big enough to make a hotel. There are not enough rooms to cover all the overheads required without charging a room rate which makes it uneconomic. It's best option has always been to be a well used foodhouse and bar that has rooms available.

Problem is people want a "good deal" for a long term let, as seemed to be found out in the past.
Andy/Tom/Joy had several month plus lets if memory serves, but when you only have about 8 rooms available you cannot even pay the rent. 8 rooms x about B5000 a month is only B40000 which is still less than the rent was years ago, and that's before you employ any staff or get any cleaning /refurb bills to pay
