I have not used any wood for building material but still after a few years we had a termite hill under the house going all the way up to the underside of the concrete flooring. I got it removed and sprayed every 2 months for a year and right now it's OK. In retrospect I would have layed concrete on the ground and/or installed piping for future spraying. Don't forget you will have wood in furniture etc and I think those termites can smell it :shock:

I have thought about the layer of concrete idea. Will have to think again to resolve the issue quickly.
Who was you termite guy for spraying?

Stardate 05052015

1 month now since pile delivery , piles installed and large holes are dug for subterranean rooms and the pool with the steel now getting underway.
Still a lot of steel to install and concrete to be poured, expect another 2 months to get the whole house platform finished, on piles about 800 above land level.

Wazza,

I am using the same archeological dig team as Ban Chiang. Unfortunately no artifacts or skeletons found as yet. Just a couple of kilo of gold that's all.
But, still haven't finished digging as yet, sewer tank and large underground water storage tank to go.

Hope this smaller hole with piles is done by next hot season, it will have a pool in it. 8)

Wazza,

I hadn't based it on energy saving but there will be a saving I suppose. Even though when in use the A/C will be on so not so much saved? I'll assume it will be cool most of the time and I have non A/C ventilation designed into it.
It is an area with 2 sections, one main room with a smaller room for the pool pump filter etc adjacent.
The 3 reasons I went down was I wanted to keep to one level on the surface, be able to have a entertainment room (TV and stereo) where, using my non thai logic, I could crank up the sound without annoying the neighbour's and last is for security to be used as a safe haven room incase of any problems. I'm not paranoid about security but be prepared, the area will serve a multi purpose.
When I return from this trip for work and if you are back we can discuss over a beer.

Beers sound good. New rule. Home by 0200 no more 0430 finishes. The Monks Roosters and images of TWs in PJs with a strange look need to be avoided this time.

If its not too rude to ask:

How many square metres all up, say 200?
What cost per Sq M? (in Perth SqM can be between A$1000 - $1500 depending on finish and fittings)
Total cost = X SqM x Thai Baht per SqM = ?

Just trying to get a handle on cost as I will likley do similar works next year.

I don't have a whole of project builder as such and have broken the build into phases including underground room and have not really got a total per sq mtr price. It is about a 250 sq mtr project, excluding outside decks and pool. The phase costs would be confirmed on completion of each stage. I will have a few personal comforts built in so they would not be relevant to others as far as providing a cost.
No need to spruik all the costs as they are subject to whom I have quotes from at the time as I go along.
Yes I do have a budget and like every one will try to stick to it. But adding as I go.
Have additional substantial underground and above ground water storage tanks adding to the cost.
More than welcome to have a chat when you are in town.

travel costs were not in my thinking and location was a personal choice, had the advantage of living in Khon Kaen for 2 years and able to travel up and down searching for the right land for a good 12 months before deciding and committing.

Hi Ronan,
I am about to start building my house in Nong Wua So, next month.
I visited Barney's project last month to have a look and chat.
My house is 250 Sq M and one level.
I am using a local builder who has done Falang houses before and I have looked at one of them and it was great.
The owner was not present for most of the build but was given regular and detailed information about the progress.
He was quite happy with his house, (and so was I).
This has given me confidence in him.

He has quoted 3,000,000 Bht or 12,000 Bht Sq M.
This was a lot less than some of the larger builders in Udon.
I have not got the detailed contract yet, but I know that sinks, vanities, taps etc will be extra.
He will also give me a "Buy up to" price for tiles, paint, lighting etc.
I am very happy with this price and if some things cost more because of my tastes or preferences, so be it.
It's still a lot cheaper than Australia.

P.S. I would like to put my build on this site as well.
Barney, do you want me to add it to yours or start a new thread???

P.P.S. A dedicated area on this website for Building,new house builds, extensions,garages, & maintenance would be great!!!

I'm sure many would be interested.

I went to the main office 200 M away having be recomended by the guy building my place. Got another 10 % off which was about 11-12000 b bought a spa and rain forest shower unit.

get yourself a PLATINUM CREDIT CARD and watch how the points you earn add up +++ i got about 50,000 B of free products with Homepro using krungsri card. Vaccum cleaner. Hot water units for bathrooms. Kitchen taps. Etc...

Thanks Micko and Barney - 12Kbaht/sqM is ceratinly a lot cheaper than Oz - getting a 250M2 house for around A$100k is good value. Wazza using a credit card for xtras also a good idea.

Went St Mall last week to look for tiles it is no longer there the place it was being demolished.

St. Mall could never really compete with global house, home pro, watsadu, do home, home hub and all the others.
