What are the top new "housing estates" in Udon Thank lately? Where to look if a serious buyer?

What and how are the projects from last 2-3-5 years doing, how did they turn out, prices, percent sold and percent occupied etc.? Everything working out?

Le Cellini has a second project behind Paramin Nursery on the inner road from town to the airport, many houses about built by now, no idea how many sold. The original Le Cellini sold out years ago with 24 homes, two resale houses are available one Type A and one Type B, ready to move in (one never lived in, owner had to relocate for work). Le Cellini remains a nice enclave with tree lined streets (or rather, street) and a high end clubhouse with pool. Am now into my seventh year residing here, a safe, friendly, comfortable and hassle free lifestyle that is for sure.

Sansiri has a housing estate under construction, opposite Index store on the ring road, looks amazing. They do not yet have a sales office, though many homes nearing completion, and from what I saw yesterday re design and color used on the exterior, this is a cut above most others in Udon, definitely worth a look!

Am surprised this project has not been mentioned, and I was totally unaware of it.

I have had a look in the display house at Cellini 2 and it's lovely and in my opinion better than the display Le Cellini Stage 2. I'm not sure when it will be open to the public. The area they have built is handy for bilingual schools and there are wuite a few places to eat popping up. Pomps I believe a few photos have been taken for the Ban Cellini website and brochures.... Any price or other info on the Sansiri housing estate, on the ring road opposite side around Index etc?

Sansiri will be opening in March for inspection. They are currently building eight houses. It will be a large housing estate with a couple of hundred houses.
The place does look good and I would think it'd be similar to the one in Konkaen.
All the above information was provided by Sansiri security so I'm not sure about its reliability

I have to Agree that it's a weird way to go about selling the property with no information on their website, no reply to emails regarding information on the project. We can usually get the guards to let us have a quick look but not at this place. We'll have to wait until March to have a look

I popped in to the new Sansiri housing estate in KonKaen today thinking it'd be something similar to what they will be building in Udon. I had a look at the largest display house which was 211 sq meters and 10 million baht for the smallest plot with this size house on it. The price includes AC's an alarm system and Thai style kitchen bench and cupboards. In this price range the only place I could compare it to from what I've recently looked in Udon would be Cellini 2. In my opinion Cellini 2 takes the honors for looks and house design. The Sansiri estate is the winner of the two in design of the actual estate with lovely gardens and well deigned pool and gym area. I haven't provided a detailed review as I only visited briefly but thought at least it'd give a ball park figure of what you can expect to pay when the Udon estate is up for sale.

Is it a big fail (as in, EPIC)? or is the entrance off the ring road near Index to Sansiri all boarded up, and sign removed, because the project has been halted?? If it's halted, it's a halt on a massive scale.

The highlighted area is what's blocked......and typical of a boarded up fail rather than an entrance that is no longer an entrance.

When I got home, I looked at google map and noticed a possible back way into the development.....although there were no signs on the ring road indicating so.

Does anyone live in the area.......and know what's going on with the development? I like jimbopsm's currency-related posts.....but a fail like this is worth noting beyond the typical currency charts.

Interesting times!

I just told the wife and she was amazed I didn't know, apparently the project was stopped sometime last year and the site boarded up ever since, no surprise there though, the market is at best flat but more likely in decline, now is not a great time to be selling a house in UT as has been mentioned in a few threads recently. Time for sellers to get real or sit on their property for a long time me thinks.
The forest was shrinking daily but the trees kept voting for the axe as its handle was made of wood and they thought it was one of them.

Thanks. I searched Thai websites....and indeed, Sansiri pulled the plug on the project, looks like earlier last year. Judging by what I saw from the ring road, it seems there are more than the 31 or so homes shown on the google earth (Jan 2016) photo. That's a lot of money collecting dust and rust.

I heard a rumour a while ago that part of the land the were building on hadn't been zoned for residential. I'm sure a big company like this could pay their way to have it all sorted but combined with the market downturn I msg have been enough reason put put it on ice. The did pull out on one of their condo developments in town also

Heard they spent 48 million on the Club House, and last update I got they had sold 8 places....

Thats a huge body corporate headache.

Any update on the Sansiri estate near Index on the ring road? Looks so great but obviously some issues as discussed and they have never opened the gates or the sales office as far as I can tell.

And the Land & House project behind Home Pro looks gorgeous though quite pricey, seems very lackluster sales, probably less than a dozen sold unless someone has more updated info.

Condo sales, Udon had a famous boom start around 2013, though once completed it appears many have issues with speculators not taking possession, preferring to lose their deposit and give the unit back to the developer.

Lumpini was not that long ago advertising 3 bedroom units for 4 to 4.5 mb that off plan were selling for 6 mb.

I've seen prices for one beds in Lumpini as low as baht 1,100,000

We drove around Supalai Park Ville Nittayo, really beautiful houses but 80% empty and several of the full ones are up for sale, it's a real shame for the builders who seem to have gone the extra mile but I think being so far out of town goes against it too.
