Need House Plan drawing

Hi

I am looking for someone to professionally draw a set of plan for a Thai builder to work from , I have tried a search but no joy.

The tessabahn does house drawings.
The forest was shrinking daily but the trees kept voting for the axe as its handle was made of wood and they thought it was one of them.

You need a concept or an idea first (if you don't already have one), so suggest you might want to buy a book like this.

Book cost is about TB 300 and it contains Floor Play Layouts of each of the 120 No House Designs. Thai book stores have a lot of books like this for sale. :D

Thank you Pipoz4444 but we already have an idea for what we want , I may still get the book for other ideas .

Thank you Vince , I've sent you an PM a little too quick , as my wife told me what tessabahn was just after I hit the send key , but thank you for your help . I don't think they can help as it's will be for Sakon Nakon correct me if I'm wrong .

It also would be a good Idea to find out if your builder can read a drawing , i did all the drawings for my bungalow ,all to scale ,the roof overhang and pitch ,beams joists etc all done to scale , wiring diagrams ,position of sockets etc , consumer unit , earth ground , water pipes , i even colour coded the waste water pipe's ,piled posts under every upright post ,all the groundwork foundation re-inforced steel concrete ,

!. they had all the waste water pipes running into the septic tanks,(i sealed the tanks as was using ground water as a source for the house) so the tanks would fill up in weeks rather than months ,,they were kicked off site for this ,
2, we ended up with 2 large front doors ,a kitchen twice as big as it was drawn ,,They were kicked off site for this ,
3,The roof overhang was cut back level to the house wall , (the ---- hit the fan, refusal to make the third payment ,till it was corrected) this is when i realised not one of them could read a drawing ,they're explanation was the drawing lines said 2 meters ,they read it as down the angle of the roof ,not distance overhang from the wall ,when i pointed out their theory would have meant a 1.7 meter overhang,Now comes the truth ,(they'd never done this before so did what they normally would ,)i wont even bother with the wiring ,i think when you take the cover off the hot shower unit and find 2 x single red wires no earth,just about says it all ,
There's a lot more , but i think you'll get the gist ,BE PREPARED FOR COMPROMISE

There must be a tessabahn there too, the advantage of using them is you are 100% conforming to building regs. They did the drawings for apartments and my house, very cheap and very quick and I disagree, do not compromise at all, just keep your eye on them and a decent tape measure to hand, if you compromise you might find the tessabahn making you put things right.

Our builder BaanBoon, who is listed on the resources page https://www.resourceguide.udonmap.com/builders, produced plans for our house from our design. It had a couple of changes that were mutually agreed. It is virtually the same as we planned and had only a few problems along the way.

However as with any building company our experience maybe completely different from yours, so this is a report rather than a recommendation.

As you can see from others, you have to have someone on site who can direct the builders from the plans so that may have to be you.

We went to the Tessaban in Sawang Daen Din and they weren't interested but advised we go to the Orbortor office for the village.
The Orbortor office drew up our plans (one set in Thai and one set in English) and also provided a bill of materials. Total cost 6000 Baht (2 years ago).
No issues from village folk during the build as we had the blessing from the Obortor office.
